Things to consider when purchasing land to build:
Utilities: How much is it going to cost to to get your electricity, sewer & water. Luckily, in Waltham, city water and sewer is available as well as gas and the developers of subdivisions have already taken care of running electric and telephones to the lots. You will however, need to find out what your "tap fees" will be to hook into the existing town lines.
Zoning: What is the land zoned for (i.e. is it residential or commerical) how tall can you build, how close to the property lines etc... as well as checking public records to find out what is in development in the area. You don't want to buy a nice peaceful parcel and find out that a strip mall is going in next door.
Survey: Have a survey done to ensure that you know where the property lines are and that you are getting what you think you are getting.
Hire a Realtor: When you are purchasing land to build, it's important to have an informed professional to help guide you through the process. There is a lot of leg work involved, a lot of research and getting the wrong information or misinterpreting the information you gather could have huge implications when drawing up the plans for your new home.
