For interested parties, I thought some random sales data from around east Volusia county, for July 2007 was in order. This data is from the Multiple Listing Service (MLS) of the Daytona Beach Area Association of Realtors and is strictly a random sampling from the total sales for the month of July, 2007. The total number of residential sales was 245 out of a total of 6925 listings.

 

  • Foxboro in Port Orange FL: 3 bedrooms, 2 baths, 2 car garage, 1815 sq ft of living area, built in 1986, sold for $197,000. 79 days from list to closing.
  • Ashton Lakes in Port Orange FL: 3 bedrooms, 2.5 baths, 2 car garage, solar heated-screened pool, 2059 sq ft of living area, built in 2001, sold for $350,000, 356 days from list to closing.
  • Fiesta Heights in Ormond Beach FL: 3 bedrooms, 2 baths, 2 car garage, 1563 sq ft of living area, built in 1961, sold for $235,000, 280 days from list to closing.
  • Royal Dunes in Ormond Beach (beachside): 4 bedrooms, 2 baths, 2 car garage, 1754 sq ft of living area, built in 1963, sold for $275,000, 50 days from list to closing.
  • Towers Nine in Ponce Inlet (beachside): 3 bedrooms, 3 baths (condo) underground assigned parking, built in 2000, 2366 sq ft of living area, sold for $800,000, 327 days from list to closing.
  • Oceans Eight in Daytona Beach Shores (beachside): 3 bedrooms, 2 baths (condo) 1 assigned parking spacehouse in port orange florida in garage, built in 1996, 1965 sq ft of living area, sold for $430,000, 71 days from list to closing, however, this unit was on and off the market for 2 years.
  • Ortona in Daytona Beach (beachside): 3 bedrooms, 2 baths, 1 car garage, 1628 sq ft of living area, built in 1960, sold for $218,000, 312 days from list to closing.
  • Pelican Bay in Daytona Beach: 3 bedrooms, 2 baths, 2 car garage, 1631 sq ft of living area, built in 1987, sold for $215,000, 149 days from list to closing.
  • Coventry Forest in South Daytona: 3 bedrooms, 2 baths, 2 car garage, 1388 sq ft of living area, built in 1976, sold for $177,777, 394 days from list to closing.
  • Oak Meadow in South Daytona (townhouse): 3 bedrooms, 2 baths, no garage, 1442 sq ft of living area, built in 1984, sold for $127,000, 256 days from list to closing.
  • Daytona Gardens in Daytona Beach: 2 bedrooms, 1 bath, 1008 sq ft of living area, no garage, built in 1941, sold for $60,000, 71 days from list to closing.
  • Fairglen in Holly Hill: 3 bedrooms, 2 baths, 1 car garage, built in 1972, 1140 sq ft of living area, sold for $144,900, 77 days from list to closing.
  • Rolling Hills Estates in Port Orange: 4 bedrooms, 3 baths, 3 car garage, screened pool, built in 2006, on 1 acrea, 2700 sq ft of living area, sold for $562,450, 90 days from list to closing.

Great very to the point informative random market analysis. I am also in Florida and I would like to see more DOM under 100 days! Perhaps you can do that for your sellers granted they are objective.Port Orange looks like a terrific place to live in.

Lloyd- It's all in the pricing and the staging. I just sold two of my own listings in less than 30 days. Both of them were absolutely gorgeous, immaculate and priced competitively.

Sally- A VERY small dent! But it was a good cross-section of home values in this area. I can honestly say those homes were very good representations of what people can expect to pay in Volusia County. I know they're drastically different than your area!
