We had written five offers, and while the final one got accepted, my Clients were in Afghanistan, so it was a major headache to work with them overseas and their Power of Attorney in Virginia to get papers signed, dated, and in on time.

Open HouseThen the appraisal came in $15,000 too low. Fortunately, the Buyer and Seller agreed to split the difference, so the purchase price was $7,500 lower and my Clients put in $7,500 of their own money. You have to love it when everyone works together. I met these Clients at an open house way back in 2005, and they were so impressed with me that they looked me up four years later to buy a property.

I had another escrow close successfully two days ago. It was a listing of mine, and it went into escrow just ten days after I listed it. I didn't even have time to do all the marketing that I would normally do on a property. My Clients listened to me every step of the way and did everything that I suggested, and that the Sellers wanted. I had met these Clients three years ago at an open house, and the Buyers in this transaction came to my first (and only) open house on the property and wrote an offer on it the next day.

Three more indications that if you are willing to work open houses properly, they can work for you, too!

Hi, Jim:

I have never had a transaction in which the buyers and sellers split the difference between the appraised value and the sales price. It always either fell apart, or the sellers lowered the price and were very upset about it, especially since the buyers would have been happy to pay that price had it appraised out. Congratulations indeed!
