A couple of months ago I had an escrow close successfully for a Client with whom I had worked for about 15 months. We had written five offers, and while the final one got accepted, my Clients were in Afghanistan, so it was a major headache to work with them overseas and their Power of Attorney in Virginia to get papers signed, dated, and in on time. Then the appraisal came in $15,000 too low. Fortunately, the Buyer and Seller agreed to split the difference, so the purchase price was $7,500 lower and my Clients put in $7,500 of their own money. You have to love it when everyone works together. I met these Clients at an open house way back in 2005, and they were so impressed with me that they looked me up four years later to buy a property. I had another escrow close successfully two days ago. It was a listing of mine, and it went into escrow just ten days after I listed it. I didn't even have time to do all the marketing that I would normally do on a property. My Clients listened to me every step of the way and did everything that I suggested, and that the Sellers wanted. I had met these Clients three years ago at an open house, and the Buyers in this transaction came to my first (and only) open house on the property and wrote an offer on it the next day. Three more indications that if you are willing to work open houses properly, they can work for you, too! ♫♪♫♫♪♫ If you're looking for a great San Diego Realtor, well, I'm available 24/7, so feel free to contact me by phone or email. Good work! And with these closings......does that mean the margaritas are on you? :o)
Congratulations!
Hi, Jim:
I have never had a transaction in which the buyers and sellers split the difference between the appraised value and the sales price. It always either fell apart, or the sellers lowered the price and were very upset about it, especially since the buyers would have been happy to pay that price had it appraised out. Congratulations indeed!
Cheers,
Robin
Jim, we have luck with meeting great people at open houses also. A big part of how we get our business. Great stories.

I'm glad to hear you have success with open houses. I meet lots of buyers shoppers, but have not closed with one yet. Now I'm encouraged to keep it up.
Jim,
Open houses can be a great source of business. You're never going to do any business with anyone unless you meet face to face.

Hey Jim, way to go! What did you do at the open house to garner such loyalty?
Congrats on the closing. In San Diego they have to amount to some pretty big deals. It's a beautiful city!
Jim....Congratulations! I agree that open houses are an excellent place to find potential buyers and sellers. Hard work and perseverance are the keys!
Hi Jim - As you know, I too am a proponent of a well-done open house. And I have had clients call me years after meeting me at an open house to help them in their transactions. A good open house is definitely a business-getter. Congratulations on your recent deals closing!
Hey, Everyone - Thanks for stopping by and taking the time to comment.
I'm trying to catch up on all my blog posts since I've been neglecting them, for good cause, though, since I've been busy.
Since this post is old, I won't respond to each and every comment like so many people do. Rather, I'll read through all the comments and respond to any that have questions or otherwise need a response.
I'll also be by your blog soon to return the favor by reading your posts and leaving comments, too. Do unto others as they have already done unto you. lol
Again, thanks for stopping by and taking the time to comment. Make it a great day, a great week, a great month, and finish out 2010 on a natural high!
