You Wanted A BPO....So Why Did You Change My Opinion Values???

I'm so upset that I can actually see steam spewing from my ears!!!

One of the largest BPO/REO companies, who I've been working with since being licensed in 2006, requested my opinion of value on a piece of property located within Coweta County. I pulled the tax records and noted that the property was 1752 sf with an unfinished basement (roughly 1719sf) and notated this on the BPO. I then pulled my comps, made my price adjustments accordingly, and submitted what I opined to be a very good BPO as comps were plentiful within close proximity, age, and size of the subject property.

Roughly two days after submission, my BPO was returned for corrections.....they thought that my value was too low. I commented on how I came to my value conclusion again noting the property condition and it's comparison to other properties in much better shape than the subject. Again, they bounced it back...except, this time they attached an appraisal.....FROM 2005!!!! This appraisal stated that the property was around 2200sf AND pulled comps to support the larger size that were from neighborhoods that were superior to that of the subject and valued the property over $150,000 higher than my BPO! I contacted the county and pulled the original assessor's report (with sketch of property, of course) and found the property to be about 500 sf smaller than the appraisal. I called the BPO company and advised of the same. I was informed that their client needed for the BPO to fall within a certain value range and that they needed for my BPO to reflect the higher square footage. I COULDN'T BELIEVE MY EARS!!! I told them that my opinion of value was what was reflected on my BPO based upon my knowledge of this market, the property condition, and the most recent sold and active listings within close proximity to the subject. I also advised that I would not change my opinion of value and that if they wished, they could remove the assignment from my work que and re-assign it to someone else that they could influence. The next day, I checked to see if the BPO was still in my que and I found that it'd been submitted to their client with values that THEY INPUTTED (significantly higher than my value opinion)!!! I WAS OUTRAGED because that BPO has my name on it as the completing agent and it is NOT my opinion of value!

Haven't had them do that, but I did experience a time when I had to argue with a company because my value was higher/lower than the previous person(s).

I tell them they cant accept and pay me or not accept it and pay me, but I completed my job and my goal is to not get it where the client wants it, but what the market would support!

I must agree with you both the value set should me what the market can support not the BPO  companies thoughts on this at all. Prove your point and move on exactly my thoughts on this. Have a great day.

We cannot continue to let the BPO pushers do this to us.  They have a copy of your E&O insurance so they can sue you later.  Think about it.
