I work with both buyers and sellers unlike some agents who only list homes so I understand the problems Buyer's agent have. Sometimes we show homes all day and buyers come late for an appointment or take too much time at one house and we are running late for the next appointment. Sometimes the buyers look at the house from the out side and say they do not want to go in. The sellers may be waiting in the house to let you in . But there are some things we should do when showing houses

Here are some things that I request of showing agents.

1. If you are not going to show up, please call and cancel the appointment.

2. If you are running late please call and inform the  agent's office or appointment center.

3. Please tell your buyers to watch the children so that they are not running all over the house on their own.

4.Leave the house  the way you found it when you arrived.If lights are on leave them on, unless told otherwise.

5.Make sure the house is locked when you leave.Also check the basement door and back door.

 

When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.

Gita, all of the things listed are common courtesy, it is a shame that some in our profession need to be reminded of such things. A couple of months back I had an agent forget to lock the door when leaving, it is a good thing that I always check the listing after a showing, (vacant listings anyhow). Good reminders...

I agree with Gerry, these are all common courtesy issues and you shouldn't have to ask.  Nevertheless, it's a good idea to remind the other agents.  The pros will recognize that the gentle reminder is not for them.

Ellen, Sometimes sellers go though a lot of trouble to prepare for showings like taking the pets or kids out .

Joan, I agree they should be considerate of sellers.

Scott, If they are in the neighborhood and call at the last minute I tell sellers to request that they show another house in the area and come back. But some sellers may need a few hours notice depending on circumstances.

Gita, these are all great suggestions!! Especially number 1-2 I can relate with.  I remember my mother telling me stories about how a couple of her clients would cancel last minute. one time as she was just stepping out of the house the phone rang.  It was the client canceling at the absolute last moment. We've also had clients be 30min late to thier consultation.   So yes, we all ask please let us know a day or few in advance :)~laura cerrano

It can be so upsetting for both the agent and the seller when buyers cancel at the last minute.  We've had a seller get a cleaning service in to make their house "shined" and the 2 appointments they had cancelled!

Thanks for the list. It can be difficult when buyers are late or decide at the last minute to cancel showings. I know how frustrating it is to a seller. It is interesting that clients feel the need to blame agents. But sometimes when sellers are anxious about whether their home will sell and how quickly they need someone to blame and we are the best scapegoat.
