It's a small home on a desirable street in Cincinnati. Staging in Cincinnati's older communities has become a critical piece of sales successes. This home was built before the days of the expectation of multiple rooms for play, entertaining, work, etc. Today's buyers need to be shown how to adapt older spaces to newer purposes. While a solarium is a nice bonus in a large home, it is often needed in a smaller home as an add on to the usable everyday space in a home.
This room is nicely finished and the view is attractive. But, what does this room do on the shopping list of prospective buyers. Does it move this home up the list to the top contenders? It's probably not a negative but is it adding value? That is the critical question when determining whether to stage a property. Ask yourself if the presentation of your home in it's current state puts it in the best competitive posture.
Look at the room now. Is a prospective buyer going to view themselves in this space better than the vacant shot. If you think so and if you are selling your home. Walk though and take the if I were a buyer test and then call us to help!
