I'm sitting at home this morning and thinking "ah.. not that busy of a day". I can spend time with my son, go to the pool, and perhaps go and get ice cream later this evening.
My thoughts were interrupted when my cell phone rang. It was the president of our board here at Cromwell Hills calling me asking if I could help her sister. It seems that her sister had a confirmed appointment to see a home this morning in East Hampton, CT, but the realtor NEVER showed up.... or returned their call. They wanted to know if they had the wrong time or day, or if the appointment was cancelled due to the home going under contract.
After inquiring a few things I found out the "potential" buyers had NOT signed an agreement with the listing agent. This home they wanted to see, they made VERY clear that if they liked it, they would be putting in an offer.
I spoke with them for a few more minutes to get some more information, and to see if they would sign a buyer agency agreement with me. They had no problem doing this, if I could get them in the home within the next hour. They took off time from work, and this was there only opportunity to view the home until next weekend.
Within the hour, I had the appointment set, I showed up at the home (unlike the other realtor), they signed the buyer agency agreement and we viewed the property.
They wanted to think some things over, I need to check some issues out at the townhall on Monday and we will be regrouping on Tuesday.. hopefully to put in an offer.
Word of advice to realtors... return your calls, show up for appointments and most importantly, get them to sign a buyer agency agreement. If not, they might just call me to get the job done.
Word of advice for buyers... INTERVIEW YOUR REALTOR. Make sure they have your best interest in mind.
Maybe I should rethink this... don't call clients back and don't show up for appointments or have them enter into a buyer agency agreement.. I am always looking for qualified buyers... this is my field of expertise.
