What you can afford may not align with what you want. It's frustrating when the house you want is just slightly out of financial reach. Perhaps your dream house is located so far from your workplace the daily commute would be a nightmare. When reality rears its head it may be time to negotiate with yourself, your spouse and your goals. The act of compromising is rarely attractive, but often necessary.
I am not advocating you give up your dream house, but maybe it is time to readjust the dream in order to turn it into reality. For instance, in my area home values vary from neighborhood to neighborhood based upon proximity to the ocean, desirability of view and many other factors.
The Palos Verdes Peninsula is home to four separate cities but only one school system. If schools are a top priority the option to choose one city over another does not impact the educational system available. A panoramic view home in Monte Malaga is apt to sport a higher price tag than a similar view home in Rancho Palos Verdes. A switch to another neighborhood may reveal your dream house at a price you can afford. Downsizing one bedroom and a garage stall may allow you to buy the view you desire. Compromising is an art, and done right will allow you to keep what is most important to you.
When it's time to trim the fat from your wish list hold fast to the must haves and be willing to release the amenities you can live without--at least for now.
