Princeville Kauai condo (and house) update for the week of May 30th to Jun 5th

Aloha,

It was a relatively quiet week with what seemed to be an absence of buyers. To some degree, it can be attributed to the beautiful weather, as most people prefer to enjoy the sun and beach as opposed to looking at real estate. I'm not saying that a hard core buyer wouldn't be out on a sunny day but I do have to admit that most buyers these days seem to be of a more casual type, feeling that time is on their side, so there's no need to hurry. Thus, the escape to the beach when the weather is beautiful. Can't really blame them; I'd be there too except for all the other stuff that needs to get done. On to your update:

Ka'iulani 61, priced at $875K and purchased in 6/08 for $856,400 is returning to the market as a new listing this week. This unit was listed right after it was purchased, from 6/08 to 4/10 starting at $975K and reducing to $895K when it was withdrawn. Villas on the Prince 10 also returns to the market listed at $895K having sold in 2/02 from the developer for $474,320. This unit was previously listed from 4/06 t o 4/07 starting at $1.249M and dropping to $1.088M when it was withdrawn; from 6/07 to 9/08 for $990K reducing to $985K when it was again withdrawn and finally from 11/08 to 4/10 when it was priced at $985K dropping to $925K during the life of the listing. Hopefully they will have better luck selling this time. Ka'iulani 10, which sold for $1,921,440 in 2/08 is now listed at $1.6M, having been most recently listed from 11/08 to 4/10 for $2.150M. The new price is quite a change from before!

Four fractional segments of Plantation 621, which sold as a whole unit in 8/05 for $550K are back on the market priced at $149K. These fractional have been listed several times before over the years, priced as high as $180K in the past.

Puamana 19B a bank REO priced at $229,999 came on the market and went immediately into escrow this week. This unit sold for $325K in 10/03 and was foreclosed on by the bank in 3/10. It was listed almost continuously from 6/07 to 6/09 going from $525K to $449K during that time but eventually became a foreclosure which got snapped up at a very attractive price. Ali'i Kai 12A is new on the market this week priced at $399K having previously sold for $469K in 8/04. The last new listing is Emmalani Court 422 priced at $490K. This seller purchased the condo in 9/09 for $365K after the bank foreclosed on 7/09. It appears they are now trying to make a little bit of a profit on their purchase.

Ali'i Kai 7202 is back on the market again priced at $465K after expiring. This agent owned unit has been on the market 320 days so far this time and was listed several times before. Hanalei Bay Resort 5207-08, which was new last week, went quickly into escrow priced at $480K as a foreclosure after selling in 9/05 for $950K. The bank took back the property in 5/10. No surprise that it went into escrow so fast!

Now the price reductions: Ka'iulani 67, purchased for $895K from the developer in 1/08 reduced from $994,500 to $925K. Also showing a price change is the new Puamana foreclosure, unit 19B which originally came on the market at $229K and went up to $229,999 once it went into escrow. This is probably the amount the bank settled on and will probably be the closing price in the near future. Surprisingly, that's it for price changes. Now on to your Princeville home update:

You'll see an exceptional price reduction on 4170 Mahina Place in Princeville. Amazingly enough, this is a golf course home with a pool which started out at $1.750 back in 10/08. Purchased in 02 for $730K this home is now a short sale, and at this price, should find a buyer soon. Call or email if you are interested in this or any other property on Kauai. There are plenty of good buys to go around.

I'll close with a picture of my granddaughter who was in her second dance recital last night. This was taken afterwards, with her lovely bouquet of flowers and lei. Thanks to Aloha Dance Studio for another fun evening of tutus, jazz hands, hip hop, flamenco - you name it, we saw it!
