Many years ago my Father and I stopped to buy a newspaper from one of those 'corner newspaper machines'. You know the ones, where you put in your dime and it would release the door to reveal the stack of newspapers inside.

When we got to the machine, I noticed the door was open a little, so did my Dad. Instead of getting a paper out, he shut the door and then put the dime in, opened it and got the paper. Of course, at 7 or 8 years old, my question was: "Dad, no one is watching, we could have just took the paper and kept our dime!"

To which my Dad said "Billy, what you do when no one is watching is what counts, it's the kind of person you truly are." I will never forget that and over the years have certainly shut my share of paper boxes, always remembering that day.

So how does that translate into real estate? This morning, a client asked me to show her a bank owned property in her neighborhood. I pulled up the MLS info to set up the showing. I noticed that the house is now 20 days on the market, listed with a small one-man firm here in town.

There are no remarks whatsoever, no public remarks, no showing remarks, no agent remarks. There are no room sizes either. (our market does have room sizes on nearly all of the listings).  I got to thinking about that; the fact that this agent has no 'seller' here in town to monitor the marketing. No one to call up and say 'Hey Bill, you forgot to mention we have a fully fenced yard." or something to that effect.

How do you market a house... When no one is watching?

He has no one watching. I then did a little research on other bank owned properties he has for sale, and he has about a dozen. On those I found remarks... "Exempt from Seller Disclosure"... That's it! Nothing like "great ranch plan" or "across from the park" or anything to even describe the house at all.

REALLY?? REALLY?? You racked your brain on those didn't you?!? You are getting paid thousands of dollars to do this and that's the amount of effort you put forth? This really peeved me because I've listed my share of bank owned properties. I put in remarks just like any other listing, I measure the rooms, just like any other listing, as a matter of fact, I treat them 'Just like any other listing'.

And no, those clients have never asked me once to see my marketing efforts, I've taken it upon myself to keep the 'pointman' or 'pointwoman' up to date on everything... just like any other listing.

I realize that person at that institution may be dealing with dozens of properties or more and may not even bother to review anything I sent. But I surely don't take advantage of the fact that they are too busy to check on me as a license to do NO MARKETING WHATSOEVER! I can't imagine that this is the clients policy. Possibly the omission of room sizes but not the lack of any promotional or instructional remarks. In my opinion, this is most certainly caused by that horrible affliction known as... Lazy Agent Syndrome!

LazyThere are several agents in Omaha who specialize in bank owned properties and do a fine job, and of course some who do what I feel is a 'not so fine' job. But at least they write remarks, take photos, write showing instructions, have instructions on what to do when you write an offer, etc. Or at least they have an assistant or staff to do it.

Such a disservice to the bank/seller who has entrusted him with selling their REOs. It could be marketed a lot better if there was something more appealing in its descriptions. It loses out on opportunities to get better offers.

I'm seeing the same thing. I'm surprised (o.k. not really) that the bank or their asset manager doesn't ask for a copy of the MLS for their records.  If that agent was going to pick out homes to show their client, I'm sure they'd want to see additional information and pictures. Unless it really catches our eye, we don't want to waste clients time on properties that possibly might not fit their needs. So, we just disregard it.  They might be busy, but wouldn't they want to sell all their properties? I love your post, that's it's what you do when people aren't watching that counts.  My dad was the same way. Thanks Bill

I've also found that a lot (not all) of the REO agents have never even been inside the property.  No wonder they say little or nothing in the Remarks!

Hi Bill~   I have decided that the only things I can focus on are the things that I have control of.  I market my listings as if my life depended on it.  My clients know that and that is what matters the most!  As far as what other agents do, that is something they have to live with.  If their sellers don't care enough to check, then they are the ones losing out!  I really think that sellers just don't know any better!

it's called "character".  You can't buy it, if you don't have it, and you won't recognize it in others.  But it sounds like your dad had it in spades, and passed it on in you.  Good for you.

Your post is so true. It amazes me how little REO agents seem to market their properties. They know they will get a buyer and don't have to worry about it.

There are listings in my area that are still advertising the 8,000 Tax Credit and they are also ahead of the game with snow in their pictures (the unfortunate thing for them is the first snow fall hasn't happened yet!)

I love this lesson from your dad that it's what we do when nobody's watching that really matters.  I think similarly we should always discuss a listing or sale as if the client involved is standing behind us listening to our words.  I always cringe when agents say things about a listing or their seller's need to sell that you KNOW their seller would be horrified to hear them saying.

We have an agent here in Vancouver Washington who just writes, "Email to see if still available."

That's it! She is too lazy to answer the phone. She is too lazy to keep the listings updated. She is too lazy to write anything of value in the listing notes.

She is the joke of the area but somehowq still manages to get the lion's share of the reo's in the area. Makes you wonder what is really happening when no one is watching!

It's agents like the one you mention that give us all a bad name.  I really wish there was some sort of grading/reporting system that the public could use for comparison shopping.

I had the same raising. You have to do the right thing whether anyone is watching or not. A couple weeks ago I ended up with a 2 GB card in my bag the cashier didn't ring up. I had several items and coupons. I didn't have to think about it .... I took it back and ask to pay for the item. She said why did you do that? I replied "Obliviously so I could sleep tonight"

If I may ramble on. I do all the same for every listing. Professional Photographer, Virtual Tour, Direct website for each listing, and I answer my phone. Do I do everthing right? Nope! Just saying most nights I get good sleep.

No one is watching.  Most Real Estate professionals are independent contractors, in business for ourselves.  Yes, we may answer to a Broker if we are Realtors, but we prescribe to a professional Code of Ethics.  We answer to our own level of integrity and commitment to hard work, which is measured by our Clients and Customers as it relates to our successes.  Very simple !!!  Slackers don't succeed.

Just another excuse for the public to list Realtors at the bottom of professions. I see REOs all the time that don't even have a sign. No power, flooded basements and grass a foot deep.

Not just the REO's.  I wonder sometimes when I see listings with the one picture and no remarks anywhere. Does the seller know that no one is doing a thing to sell his house?

Bill, great post.  I have noticed the same thing, and it does happen a lot with REO properties.  What a shame.  Is top value being reached, or are the taxpayers eventually probably paying the bill.
I hope that people notice the small things like this and when the market returns, they use those agents that truly showed the greatest effort.  At least I hope that is what happens.

Bill,

I called a listing agent yesterday about a property. 256 DOM and the MLS has no tax or assessment data in it.  List said seller is subdividing (which doesn't take 256 days). She said I should also send my client the tax records so he could see the info. I suggested she just update the listing with a note that it was estimated taxes.  She won't and doesn't understand that many will just skip right over her listing.
