Thanks for sharing....I wish all agents would take this professional appraoch, it would really help our industry as a whole.  Someone needs to beat those other agents that will say "anything" to get that listing.

It is not nice to say, but most sellers are wrong and think their house is worth at least 10% more than it really is.

Lot of realtors will take a listing at higher price. Their listings almost never sell till they have reduced the price. Sellers are probably still happy that their realtor was ready to listen to them and at least tried to sell the property at higher price. So what if it did not work.
