Sellers Beware!

By
Real Estate Agent with Spa Realty, Inc Team Riley

The dangers of overpricing your home are many!  Most people think that they have the "perfect" house, with very little flaws, the best view, etc.  Are you pricing your home based on what you "think" it's worth, or based upon what friends or family have told you its worth?  How about that house down the street, or across the road, what did that one sell for?  Are you sure?  Remember, REALTOR's use the current market and several other considerations when pricing your home.

Be sure you have got your price right with our free Certified Market Analysis by clicking www.myhotspringshomevalue.com

Don't let the first agent's price dictate what you think the house is worth.  Often the first guy in the door, knows it, and will say whatever he can to get the listing.  We pride ourselves on only accepting listings at a reasonable market price.  We will make you the most money in the least amount of time with our proven marketing system.  We want your business, but most importantly we want to provide quality, honest, accountable service to you!  Don't list your home until you've talked with us!  You'll be glad you did!

Studies show that the longer a property stays on the market, the less the seller will net upon the sale. It is very important to price your property at a competitive market value at the signing of your listing contract.

An Overpriced Price on your Home will....
· Minimize offers
· Lower agents response
· Limit qualified buyers
· Lower showings
· Lower prospects
· Limit financing
· Waste advertising dollars
· Net less for the you

Thanks for sharing....I wish all agents would take this professional appraoch, it would really help our industry as a whole.  Someone needs to beat those other agents that will say "anything" to get that listing.

It is not nice to say, but most sellers are wrong and think their house is worth at least 10% more than it really is.

Lot of realtors will take a listing at higher price. Their listings almost never sell till they have reduced the price. Sellers are probably still happy that their realtor was ready to listen to them and at least tried to sell the property at higher price. So what if it did not work.
