Proper lighting, whether it be task or mood lighting, is very important when showing a home during Open Houses.  One item that can literally set the stage, but often gets overlooked, is music.

Of course, it depends on the music you choose.  You probably don't want to be playing heavy metal, punk or rap music.  As they say, there's a time and place for everything. 

The music chosen for your Open House should be geared to your target audience.  For example, if you are selling a condo in a trendy area of a large city, you might want to play something that would suit that lifestyle.  Remember, not only are you selling a property, you are selling a way of life.  

Music is such a personal choice.  You are never going to appeal to everyone.  However, a safe rule of thumb is to keep the music fairly neutral.  You can't go too wrong with light classical music, jazz, or my favourite, the European lounge/chill-out music that is so popular in Europe at the moment.  A personal favourite of mine is the Café Del Mar series.  Café Del Mar - Volumes 9 and 10, in my opinion, are the best to date. 

So, along with hiring your home stager to stop by and "primp" your home on the morning of your Open House, don't forget to have a selection of music ready as well.  It may sound like such a small thing, but it can make a large impact if you select wisely.

Hi Charlene,

WOW! I never thought about using music during my open houses, GREAT IDEA! I Love It!!! It can get pretty boring sometimes when it's slow during an open houses. I'm going to use music for my next open house. And You're right, I don't think heavy metal will work, LOL, but what do you think of this selection?

" Our House is a very,very, very fine house with 2 dogs...." lol

Music is a great way to mask some of the ugly sounds too... like dogs barking, traffic, trains, etc.

I use music to set a mood of "stay a while".  If the music is a relaxed pace I think potential buyers will stay a bit longer and look at more details.  It also allows buyers to speak among themselves without feeling that you can hear everything they are saying.

Yeah a lot of agents do play music during open homes. Sellers have asked me before, and I usually just recommend easy listening because they are the most non-offensive music there is!

We recently made a CD of appropriate selections for an Open House, called it "Show Tunes", put a label with our ad, and gave it to Realtors at one of our presentations.  Music sets the stage!!

Charlene, thank goodness I stopped by your blog.  I have completely forgotten to tell clients to play music at their open houses.  Thank you for the reminder.  You mentioned the Cafe del Mar series.  Where can one pick that up?  Thanks for the help.  Betty

Betty - I have been able to get a few volumes of the Cafe Del Mar series at HMV, but their selection is very limited.  The music isn't as popular over here as it is in Europe.  I'm hoping that that will change in time though.  We always seem to be behind Europe in fashion, design and I guess music too.  I have ordered most of mine through Amazon.com.  I have found that some of the volumes are better than others though.  My favourite to date is Cafe Del Mar Volume 10.  Another awesome CD that is along the same lines is called A Trip In Chill.  You might be able to get that one at HMV.  If you buy either of them, let me know what you think.  I hope you enjoy it!  Thanks for commenting.

Charlene, Your information is so good. I have noticed when I walk into the local convenience store here it depends on which "child" is behind the counter as to which music one will be accosted with. Most often the choices make me want to leave in a hurry. If there were another store to choose from you know where I would be.

Did anyone see "Flipping Out" on Bravo Tuesday night? Jeff the flipping guru was trying to sell his house and had programed the stereo with soft non-offensive music and one of his house assistants had exchanged a CD for one of 50 Cents (he a rapper). It was hysterical! But it's a point well taken.
