Open houses. 

Do they work?  Do they really sell houses?

Or are they a waste of time?  Just an opportunity for nosy neighbors to snoop...

I read a post on Active Rain this morning.  It was an agent's post about her disappointing Sunday spent at a fruitless open house...

It made me think...

I host open houses for three reasons: 

  1. Sellers like them.
  2. They offer lots of marketing opportunities for myself and my listings.
  3. I will be meeting new people/prospects/neighbors.

 I have discovered that there are...

 Two keys to making every open house a success:

  1. Be realistic

    It is very rare to sell a home at an open house.  Some days it can be tough to draw traffic.  Understand this.  Accept it.  Having realistic expectations allows me to keep a positive attitude even on the slowest day...

    You need to prepare your clients as well.  The last thing I want is to get my clients hopes up and have them be disappointed...


  2. Use Personalized Open House Signs
     
    Open house signs placed in high traffic areas are seen by thousands of people on a typical afternoon.  That is a great opportunity to market yourself, but only if you make your signs personalized...
    Let that traffic know you are a working real estate agent...

    -If you have extra signs, use them.  I used two at this busy intersection.  
    They don't help if they are in my trunk...



    Open Sunday 1-4 PM
    -add an open house rider to your for sale sign.  This will bring extra exposure
    to you and your listing all week.  And the neighbors will notice...

 

Open houses are great.  They keep my sellers smiling, they give me more to market, and they put me in front of potential customers...

They are one of several real estate "tools" I use to grow my business and sell my listings.

90% of Buyers that visit Open Houses do not buy the subject house...now the Agent can show them other homes for sale in the area!! Question... are they really looking out for their Sellers best interest, or fishing for more Buyer clients?

I have had a lot of success with open houses believe it or not.   I have not sold the house that the open was at, but I have picked up a lot of listings and buyers.   It's well worth the effort I believe.   I know some agents will never do opens and thats fine, more prospects for me.   

My success comes from holding an open house in a area that people want to see.  Where I live we have historic homes and when we hold an open house at one of these houses, we have 50 to 60 people through there a weekend.  Yes most are people looking, but people know people and we always pick up new clients.   So, if you have a desirable area in your town, I would recommend to have an open in that area, even if it's not your listing.   

I read in a few responses of signs disappearing, I learn that lesson too.  Go to the $.99 cent so and they have cheap cable bike locks, chain your signs to the stop light poles.   Never loose another one.

Some very good points, that's pretty much how it works around here also. Here in Abilene people do attend the open  houses, so as long as you capture the lead information its something to work with and go from there.

Good post. When I ask agents how their open house went and how  many directional signs did they put out and when? (hopefully not 10 minutes before the open house)

Guess what: The fewer the signs and the later they were positioned, the poorer the open house!

Great Post!  I like open houses as well.  I get the bulk of my business from doing open houses.  My first listing in the business, I was doing open house for my seller and I met a potential cash buyer.  I ended up double ending my million dollar listing.  I keep track of where my buyers & sellers come from and by far it has been open houses.  I market with lots of signs, door knock the neighborhood inviting the neighbors to stop by as well as ask them to let their friends know about the open house as well as have local listing information available the day of.  I market myself on every sign, piece of paper & water bottle I hand out!  I also get a chance to meet people in person and discuss the current market.  When there is a personal connection and you are knowledgeable about the market people will respond.  Potential sellers will also get a chance to see you in action...that is if you are an active agent or not!!

I did the newspaper classified ad, the signs at both ends of the street plus more at the high traffic streets, had the free fliers at the home and also local grocery stores and laundramats with the pull tabs, did the craigs list thing every day for a full week before the open house weekend (sat and sunday), and also a short list of other favorite ad spaces, did Zillow, Facebook, my website, etc etc etc. and it ended up pouring rain that day! Even so, I had 10 couples come anyway, rain and all, and sold the house. That was after 3 different agents had the house up for sale for 6 months each. None of the 3 would have an open house, saying that they just don't work. Humph! Sounds to me like THEY don't work...

I don't mind open houses at all. Around here there are some pretty restrictive sign ordinances though.

Some areas crack down on signs.  Chicago does.  My city is pretty flexible...

I loved this post.  I searched "Open House" to try and get some ideas since I am a new agent.  I haven't had any signs made yet, so I'll be sure to get personalized Open House signs.  GREAT marketing!

I had an open house yesterday and was so surprised that all people who visited it, came from open house signs, even I posted information about that OH everywhere online. Go figure. And actually one of those 'accident' visitors sent me the full price offer today. Nice!
