I have noticed a recent trend in buyers. Upon completion of the inspection, the buyer requests every item, no matter how small, to be repaired by the seller. I always explain to my buyers at the time of the offer that the seller is only responsible for repairing defects in the house, but I am not sure this is practiced by most realtors. I do not believe inadequate insulation qualifies as a defect in the house, an example I dealt with this week with a buyer. How do other realtors prep their buyers for inspection response?

I work with mostly relocation, and STRESS that the inspection is for health & safety items, and while going thru the items on the inspection, recommend ONLY the items that fit under those categories.

I always present all of the defects to the sellers, in hopes that some will get done. It's all part of the negotiation.... the seller can say no.
