I recently wrote a blog about Staging Yards.....I had a lot of feed back and people were asking what about Town Houses and Condos....Well, here was a blog that was written some weeks ago, that address some of those issues.
Living and working in NYC is like no other place in the world - New Yorkers care as much for their own personal space as they do for the shared spaces in their co ops and condos ( it is an extension of their living spaces). As the head designer of Harmonizing Homes in New York City, I have to take into consideration what the lobby looks like and the outdoor shared spaces when I am staging an apartment. When Real Estate agents are showing an apartment they include any outdoor space that is consider a share space for the residents of the building.
It is truly a benefit to the building if these spaces are kept neat and clean, the very same way that we promote the apartment owners to do. Here are a few things that I would suggest before an open house or showing for the "Common Area" including Lobby, community room, and outdoor space.
•· Make sure the lobby is free of menus, papers etc. ( especially if it is not a door man building)
•· If there is an outside roof top seating area - give it a once around to make sure the furniture is in place -
•· Rearranging furniture is a very easy and inexpensive way to make a space look attractive and inviting.
•· If the building has an in -house decorating committee - inform them of the open house - and remind them of the potential for additional flip tax money for a well maintained attractive common area -
•· Residents should be proactive with the management team encouraging community spaces to be updated every 10-15 years
Check with individual management prior to making any changes
