Stage FrightRecently I had a very frank phone call with a local Realtor Friend whom does a large volume in our area and we often "bounce" ideas off each other in regards to business, marketing, blogging, etc.  Even though we speak frequently, I asked him point blank during the conversation, "Since you know all the benefits of my Industry (Home Staging) why is it that you've never used one?"  His reply was simply, "...because some Home Owners get offended when you tell them their house looks like cr*p."

We both shared a good laugh but this was an "ah-HA!" moment for me.  Here was a Realtor who BELIEVES  that presenting a home properly is imperative, who KNOWS the benefits of Home Staging, who even WANTS  to get all his listings staged, even if only to declutter - he just needed some help in the delivery.

To help him, and the rest of the Realtors who might be suffering from Stage-r Fright; here are some problem solving sollutions to ensure you are in the spotlight and on cue.

The Casting Call: Make them want you as their Leading "Actor" (Realtor) from the very first casting call (Interview).  You've come with your marketing plan, your script if you will, and you're ready to knock their socks off with all the things that you will do to make their home a block-buster.

Called to Read:  By letting them know up-front in the first meeting that Home Staging IS a service that you provide, they will ALREADY BE OPEN to the idea of a Stager coming into their home, and will actually expect it!  By adding the services of a Professional Home Stager to your repartee you will stand out immediately as being up-to-date in marketing. You are immediately setting the Stage that your Home Stager will come in, spend time with them and walk them through their house with an unbiased view about how their home, in it's current state, will be perceived and viewed by potential Buyers.

The Call Back:  They want YOU as their Leading Actor/Actress; you've landed the listing - er Lead Role - you're ready to hit your mark, but before you've memorized your lines, THIS is when you call your Home Stager and ask them to be your support when going into rehearsals.

Curtain CallCurtain Call:    TELL your Stager about the project, TELL your Stager about the Audience (Home Owners) make them your PARTNER (or "bad guy") in the story line of what YOU need to have addressed.  (e.g. too much clutter, pet odors, wall paper, lighting/upgrades, etc.)  Let the Stager take the role of Supporting Actor on YOUR stage.

The Professional Home Stager will dance through the home with your Home Owners, singing a happy tune about what/where/how the home will be able to be presented in it's best possible "spot" light.  Well, maybe not dance, but you get the idea.  Going from room-to-room, Act 1, 2, 3 (and maybe 4 or 5) the Home Stager will allow you to still be the Staring role but support your every move.  From a simple walk through to de-clutter and packing to completely furnishing an empty stage (home) the Experienced Stager will be able to talk with your Home Owner about:

  • WHY their floral wall paper and country quilt should probably be adjusted and new bedding purchased.
  • About WHY their zebra striped rug and cheetah sofa probably would not show well in the Internet marketing photography.
  • About WHY it would be better that their collection of dolls from around the world would only be a major distraction for any young child who might be present with their parents while touring this lovely family home (and might get damaged/stolen in the process)

Throwing RosesENCORE! ENCORE!:  OK, your Sellers might not literally shower you in rose petals - but what they will believe is that you are a STAR and your performance was Oscar Worthy.  They will REFER YOU to all their family and friends, co-workers and neighbors.

The gist of this post is that by partnering with a Professional and Experienced Home Stager  in your area you will be adding a vital key component to your Team and allows for the Stager to be  able to correctly approach delicate subjects that maybe you are not comfortable in addressing directly yourself; without up-staging you.

If you are an Agent, Realtor or Broker in the Los Angeles or Ventura County areas, call Platinum Home Staging, Inc. ~ We'll make sure your Seller's HOME is ready for it's "close up".  If outside of Southern CA, check the Real Estate Staging Association  (RESA) website for qualified referrals in your area.

Thank you for the Feature Suggestion, Lori, and I would be honored if you were to use it in your Staging Voice blog! =D

Thanks, Maureen & Julia! Hopefully it will be relateable to Realtors every where ;)

I also flagged for a feature Connie.  I know, because they've told me, that this is exactly why staging is an unaccepted practice in my area.  RE Agents are truly afraid of losing the listings IF they even mention anything about the seller's domain.  Thanks for sharing this with all of us!

Connie, very well put, thanks for the post.

Also, maybe if there are 2 people discussing the home and it's interior features (Realtor and stager), it's easier for the sellers to hear? Because it then is not just "one person's opinion" but 2 professionals giving advice... Same as when your physician refers you to a podiatrist (or any specialist, you get the picture).

t's not that the home doesn't look good, it's just buyers want to see something different...

It is so true, Sellers are insulted when you don't approve of their knotty pine living room where you can see where their photos hung for 30 years.  Or the kitchen wall paper that is brown and orange, circa 1970.  They don't want to "do" anything, but they don't realize how much money they are leaving on the table by NOT bringing the house up to date.  I won't even start to make suggestions until AFTER the listing agreement is signed.  Great post, too bad we can't get all Sellers to PERFORM!

Connie,

First of all, I love your work so was happy to read a post by you!

I agree w/ - you-just to elaborate.......

I do many reports and consults for RE agents. The Sellers really appreciate this value added service and it helps the RE agent enormously. It actually helps agents get the listing over the competition because it sets them apart as more savvy and focused on the PRESENTATION of the home.

It is important that Real Estate Agents feel comfortable with the way that their stager handles the Seller because it is a reflection on them. They should go to a consult and see how the stager explains the "hard stuff" to their clients. This might help them understand the value and feel less nervous about how the Seller might perceive the suggestions. Sellers are much more receptive that RE agents think.

A stager can help a Real Estate Agent enormously by being an objective eye and educating the Seller on how Buyers will perceive their house. The goal is to work as a team.

Take Care,

Marianne

Hi Connie,

You and the Realtors have to "educate" the public on the benefits of "Staging their homes".. When the word gets out on the benefits and how quickly those homes usually sell... Your phone won't stop ringing *******....  ;>))

Great blog. I also will suggest as a feature.

In five years I have not had anyine get extremely upset with me, even if they didn't believe or follow my suggestions, ha. I very gently tell them why staging is different from decorating, that it is no reflection on anything they did and I also tell them I would have to stage my own home if I was to list it because we live differently than when we sell.

They usually get it so hopefully more Realtors will join us for the consultation and learn our process. I think most of them do and trust us. Just gotta get the word out to those who haven't worked with us or have had a bad experience. We don't tell sellers their house looks like crap........but we may be thinking it! :)

Connie,

I'm delighted I never had this fear. I LOVE letting my local stagers be the bad guys! Just joshing, of course, but I do show sellers my staged listings - live or in photos and most bite the bullet.

Really helpful suggestions, Connie.  It would be nice to have another set of eyes and another presentation of why a home has to look great to sell - especially in these market conditions.

There are wonderful forums for showing off the exotic (and bizarre) stuff that people own, a home-for-sale is not such a forum.  The highlight is the home, not the kitsch.

Send this to your Agents, Ginger, ;) or reblog it to your Localism.  Maybe that might help get the word out.

Good point, Anna, having a frank discussion with more than just one professional adds "weight" to the suggestions of things that need to be addressed.

Kathy, by partnering with a Professional Stager in your area, you might be very surprised how we can get Sellers motivated to do at least some (if not all) of the work required to prep their home. (after you've signed the Listing Agreement - of course ;)

Marianne, you make a very good point. Realtors should get to know who their Supporting Actor/Actress is going to be and make sure that they feel completely comfortable with their personal skills in handling Home Sellers.  Realtors really should meet 2-3 Stagers at least until they are comfortable with at least 1 or 2.

All part of the process, Ann-Marie, all part of the process

LOL - Thanks Shar!  I've never had a Seller ever get upset with me either when making suggestions or doing a Consultation.  From paint colors, to bedspreads, to carpet color/condition, to personal or cherished items: I've been able to make the most "stubborn" Seller get the job done and be HAPPY to do it!

Good for you, Irene, for already taking this HUGE step in your marketing and presentation of your listings.  Stagers are always here to help YOU - it really is our job.  When we help YOU get a home sold faster, it only helps US by great statistics as well! win-win-win!

Thanks, Karen, glad you liked it ;-D

You hit the nail on the head, Elaine.  A 2nd set of eyes is ALWAYS good so that it's not just "one person's opinion" because the Seller's eye gets used to what it sees every day. xoxo

AMEN to THAT, Lawrence! We could all share some stories, couldn't we?

Great informative post Connie!

I am still in awe why RE Agents do not have Professional Home Stager's as part of their team.  What sets RE Agents apart from other RE Agents??  Having a Professional Home Stager on their team is one advantage!!!

Connie: I agree - there is always a tactful way to bring home staging into the conversation. And you certainly don't have to imply their home looks like cr*p. Even a very well-kept home can benefit greatly from the services of a staging professional. I love your post's metaphor too - very clever! Cheers!

Connie, I am reblogging to my localism BUT unfortunately VERY few local agents read there.  Working on a new RE newsletter and I will also put a link there.  THANKS again and I'm glad that this got a feature.

Connie,

This is great information, presented to perfection. Outstanding post, gives a new and extremely viable perspective on how to successfully provide staging in a very professional manner. Thanks so much for sharing this.

Hello Connie, great post and a great analogy. It can be quite offensive when you approach this subject with the homeowners. Explaining this your way helps.
