I also flagged for a feature Connie. I know, because they've told me, that this is exactly why staging is an unaccepted practice in my area. RE Agents are truly afraid of losing the listings IF they even mention anything about the seller's domain. Thanks for sharing this with all of us!
Connie, very well put, thanks for the post.
Also, maybe if there are 2 people discussing the home and it's interior features (Realtor and stager), it's easier for the sellers to hear? Because it then is not just "one person's opinion" but 2 professionals giving advice... Same as when your physician refers you to a podiatrist (or any specialist, you get the picture).
t's not that the home doesn't look good, it's just buyers want to see something different...
It is so true, Sellers are insulted when you don't approve of their knotty pine living room where you can see where their photos hung for 30 years. Or the kitchen wall paper that is brown and orange, circa 1970. They don't want to "do" anything, but they don't realize how much money they are leaving on the table by NOT bringing the house up to date. I won't even start to make suggestions until AFTER the listing agreement is signed. Great post, too bad we can't get all Sellers to PERFORM!

First of all, I love your work so was happy to read a post by you!
I agree w/ - you-just to elaborate.......
I do many reports and consults for RE agents. The Sellers really appreciate this value added service and it helps the RE agent enormously. It actually helps agents get the listing over the competition because it sets them apart as more savvy and focused on the PRESENTATION of the home.
It is important that Real Estate Agents feel comfortable with the way that their stager handles the Seller because it is a reflection on them. They should go to a consult and see how the stager explains the "hard stuff" to their clients. This might help them understand the value and feel less nervous about how the Seller might perceive the suggestions. Sellers are much more receptive that RE agents think.
A stager can help a Real Estate Agent enormously by being an objective eye and educating the Seller on how Buyers will perceive their house.The goal is to work as a team.

You and the Realtors have to "educate" the public on the benefits of "Staging their homes".. When the word gets out on the benefits and how quickly those homes usually sell... Your phone won't stop ringing *******.... ;>))
Great blog. I also will suggest as a feature.
In five years I have not had anyine get extremely upset with me, even if they didn't believe or follow my suggestions, ha. I very gently tell them why staging is different from decorating, that it is no reflection on anything they did and I also tell them I would have to stage my own home if I was to list it because we live differently than when we sell.
They usually get it so hopefully more Realtors will join us for the consultation and learn our process. I think most of them do and trust us. Just gotta get the word out to those who haven't worked with us or have had a bad experience. We don't tell sellers their house looks like crap........but we may be thinking it! :)

I'm delighted I never had this fear. I LOVE letting my local stagers be the bad guys! Just joshing, of course, but I do show sellers my staged listings - live or in photos and most bite the bullet.

Really helpful suggestions, Connie. It would be nice to have another set of eyes and another presentation of why a home has to look great to sell - especially in these market conditions.
There are wonderful forums for showing off the exotic (and bizarre) stuff that people own, a home-for-sale is not such a forum. The highlight is the home, not the kitsch.
Send this to your Agents, Ginger, ;) or reblog it to your Localism. Maybe that might help get the word out.
Good point, Anna, having a frank discussion with more than just one professional adds "weight" to the suggestions of things that need to be addressed.
Kathy, by partnering with a Professional Stager in your area, you might be very surprised how we can get Sellers motivated to do at least some (if not all) of the work required to prep their home. (after you've signed the Listing Agreement - of course ;)
Marianne, you make a very good point. Realtors should get to know who their Supporting Actor/Actress is going to be and make sure that they feel completely comfortable with their personal skills in handling Home Sellers. Realtors really should meet 2-3 Stagers at least until they are comfortable with at least 1 or 2.

LOL - Thanks Shar! I've never had a Seller ever get upset with me either when making suggestions or doing a Consultation. From paint colors, to bedspreads, to carpet color/condition, to personal or cherished items: I've been able to make the most "stubborn" Seller get the job done and be HAPPY to do it!
Good for you, Irene, for already taking this HUGE step in your marketing and presentation of your listings. Stagers are always here to help YOU - it really is our job. When we help YOU get a home sold faster, it only helps US by great statistics as well! win-win-win!

I am still in awe why RE Agents do not have Professional Home Stager's as part of their team. What sets RE Agents apart from other RE Agents?? Having a Professional Home Stager on their team is one advantage!!!

Connie: I agree - there is always a tactful way to bring home staging into the conversation. And you certainly don't have to imply their home looks like cr*p. Even a very well-kept home can benefit greatly from the services of a staging professional. I love your post's metaphor too - very clever! Cheers!
