I like to have open houses too. It gives me a sense of what the buyer is looking for and also feedback for my sellers. I like that you put your picture out there also.

- They offer lots of marketing opportunities for myself and my listings.
- I will be meeting new people/prospects/neighbors.

It is very rare to sell a home at an open house. Some days it can be tough to draw traffic. Understand this. Accept it. Having realistic expectations allows me to keep a positive attitude even on the slowest day...

-If you have extra signs, use them. I used two at this busy intersection.
They don't help if they are in my trunk...
-add an open house rider to your for sale sign. This will bring extra exposure
to you and your listing all week. And the neighbors will notice...
Open houses are great. They keep my sellers smiling, they give me more to market, and they put me in front of potential customers...
