It's hard to get a good view of county real estate activity, since there are so many different areas, home types, etc. A 200-acre ranch in Shandon has little in common with a 2-bedroom condo in Grover Beach, but people want to know what's happening in county real estate sales, so here are the latest statistics:

The city of SLO is clearly the market leader in terms of price and number of sales. You get a bigger bang for your buck in North County, South County, and some beach towns . . . though pricey beach areas such as Avila and parts of Cayucos, Morro Bay, and Cambria are way above average in unit cost.
Buyers are much more discerning than some people expect. Houses with "incurable defects" such as poor location, borderline neighborhood, etc., must be priced right (i.e., very low) to get sold. Buyers are no longer grabbing just any old piece of property to get in the game or stay there. They are far more careful, have higher expectations, and will bargain harder.
Sellers, listen up! Right pricing when you list is essential to making a timely sale and netting the best profit. Listen to your agent and follow his or her pricing suggestions. There is a reason your agent is making these recommendations! Realtors know more about the market than you do, or your sister-in-law, or the guy down the street who just sold his home for $X more than what your agent says you should list yours for.
