What is a BLS?

 "BLS" is, quite simply, a Buyer Listing Service. Instead of homesellers marketing what they have to sell, it is a forum in which homebuyers may detail the characteristics of the home which they are looking for. Sellers may then search for buyers based on their home's characteristics. Think of it as MLS in Reverse.

Before the internet, the costs associated with publishing and marketing homebuyers' needs rendered this "reverse" model ineffective. Buyers simply wouldn't pay to market the characteristics they were looking for in a home because homesellers found marketing their home "for sale" an associated cost of selling. Homebuyers needed only to search via traditional methods (open houses, Realtor assistance etc.). With the rapid acceptance of the internet as a medium by which people can freely and openly communicate, the traditional model has found itself outdated. This new "reverse" model is now cost and time effective, and eliminates a vast amount of pitfalls by which the traditional model was plagued.

Marc Mcgee, a fellow "Active Rainian", has written on this concept numerous times, and mentioned my website http://www.buyerhunt.com/, in conjunction with his BLOG posts. Marc, as well as anyone, knows that there is an imminent paradigm shift on the horizon, and that many agents are behind the curve.

I, too, have dedicated much of my time and effort to this very same cause, and http://www.buyerhunt.com/ is the result. I certainly hope all agents reading this will check it out. Took me a minute to wrap my head around this. Hmmmm, interesting if buyers really wish to put themselves out there. Not sure, with privacy such a big issue these days, but I don't know.

Thank you for the comments. This site was designed with agents in mind, and is as private as you would want it to be. All contact is made via proprietary email boxes, and no personal info is disclosed which the user doesn't elect to disclose. As an agent myself, I encourage you to input profiles for your buyers and let sellers, hopefully unlisted sellers, come to you. Your buyers' info is safe, and all contacts come directly to you. Its a great lead generation source.

Yes Julie, this is a pretty new site... with only a large following in the Phoenix-Metro area. I am looking for the Active Rain community to help me make it work all over the U.S.

Thanks Corey - the BLS is a very simple, user friendly tool with a familiar 'feel' for agents because of its design to mimic (in reverse) the MLS.  That being said, the positive impacts from BLS for the brokerage industry and consumers will be quite wide and deep.
