Hire an agent that you trust, that comes with references from prior customers.

Allow your agent to determine the asking price. Don't be stubborn on this, you'll regret it every time.

diamond imageAfter staging, your listing pictures should look fabulous and include all of your home's best selling features (hardwood floors, fireplace, crown molding, nice landscaping, big bedrooms...these are some examples of great selling features that should show in your pictures.)

Be ready for Open Houses and showings. You have control to make sure the home is kept clean and tidy to impress buyers.

 

You'll add to your own stress level if steps on this list are skipped or skimmed over! Complete the whole list so that you can feel good about marketing your home for sale.

If the list is done, then relax, and your home will sell. Please, please don't call your agent and blame him/her because your home has not sold!! Casting blame is easy, but it doesn't help.

So let it go...make peace with this real estate buyer's market. And if you're buying a home, you're buying at a wonderful time. Rejoice!!

Remember, if you are moving up in price, you are getting a deal on the more expensive side of the transaction, so it is a net gain.

Make peace or put off the sales transaction...for people with extreme heartburn over selling their house, I ask them why they are?  Not that I would turn a client away, but if there isn't a good reason, like a job transfer or a divorce, I recommend they hold off until they have to...

Great advice Sue.  Unfortunately, here in my area of Florida we are in a 5 year low for home sales.  Even staged homes, priced below comp, are sitting on the market.  Staging does give a seller the edge, but if there are no buyers.........well then what?

It is a difficult market right now. For people that need to sell for whatever reason, they need to just do what they can, and then let go. Sellers must take responsibility for their part, and release the outcome. It is what it is!

Now that it is a buyer's market, the seller really has to listen to the pros on how to go about selling the property. Personal feelings should be shelved. If the home is priced right and presented properly, it will sell in any market. Otherwise it's going to languish there for a long time and the blame game will begin and guess who is the target. Good post.

I think that one of the biggest mistakes people make when selling their home is pricing themselves outside of the market.  One of my favorite shows on HGTV is Buy Me. All selling need to watch this show!
