Curb appeal, what a difference a day makes!

You know about it, they know about it, yet everyone forgets about it.  It always seems to end up last on the list.  But a buyer sees it first....."go figure".  I'm talking about curb appeal.  Lets focus on curb appeal first for a change.  Its inexpensive and rarely hard.  A clean, trimmed, green yard will tell that buyer this house was cared for inside and out. 

First go across the street with a notepad and look at your front door.  What does it say to you.  Look at the slanted mail box, faded house numbers, peeling paint, overgrown bushes and weeds and brownish lawn.  (Note:  If you take a picture you will often see what needs to be addressed in a more pronounced way.  Its a great tool, use it.)  Now go back and get the kids and hand them gloves & a shovel or rake, turn on some music and go for it.  You will be amazed at the difference in just a few hours. 

Paint & straighten the mail box, mow & feed the lawn, weed the beds, trim the bushes, sweep the porch and walk, wash the windows and the porch light.  If you don't want to plant flowers maybe a planter on the porch is for you.  Try to add color somewhere.  If you are going to paint the front door, I recommend that you paint it a color that will make your home stand out.  (dark forest green, deep burgundy, browns, depending on your house color.) Now go back across the street with your notepad and mark off your list. 

Wow, what a difference a day makes.  You have that "wow" effect before your potential buyer even gets out of the car.  He can't wait to see what is inside.  All because you spent one day in the yard.  Good for you!!!!!  Now sell your house.
