     First: Some real estate agents will engage in a bidding war of sorts to win a listing. This is unfortunate as no winners will emerge from this battle of inflated values. The seller is left wondering what went wrong.

     Second: Every over priced home serves only to help the correctly priced homes sell. When a serious buyer is looking for a home in a particular neighborhood, the buyer agent will show all the homes available for sale, then the recent comparable sold prices to avoid overpriced homes.

 

     Third: Commission splits are important. When interviewing agents, be sure to ask how much of the total commission is being offered to the Buyer Agent and how much their office is keeping. A poor split will motivate few agents to show your home to their buyers.
