4 keys, 2 garage door openers in all, we think...

Last week, I was on a walk through with a builder and we were trying to find all the keys and garage door openers before we left for escrow. (4 keys, 2 garage door openers in all, we think) I was amassed how many keys were out to how many people. I keep telling my clients to change the locks after they move into their new home but I still find several of my past clients who haven't changed those locks.

They all have great reasons;

  1. The sellers were moving out of state and we felt at ease with that.
  2. What are the chances? That will never happen to us.
  3. We have an Alarm System.
  4. We have a gun.
  5. We trust the sellers.
  6. We don't have the money right now.
  7. We have Home Owners Insurance.

I also remind my clients to change the codes on the Garage Door Opener and Alarm System.

I always try to explain;

  • A recent study showed that 60 % of people polled never changed the factory set code on their garage doors that they install themselves.
  • People loan out garage door openers to people to mow their lawns and give them codes for their alarms so they could bring in the mail and the news papers.
  • How many people give out keys to friends and neighbors?
  • Check with the home owners association in gated communities to see how many gate cards are checked out to the prior owners.
  • When was the last time the HOA, changed the code?
  • If you don't change the locks change the keys. It is less cost.

My clients have learned the hard ways over the years. Each of the examples has a story that goes along with it.

I care about my clients, what better way to show it than having Larry the Locksmith change the locks or rekey the house for them as a house warming gift?

Good idea and a good closing gift. There is so much to do on moving day and to beable to call a trusted locksmith without a lot of research will remind the buyer how terrific you really were.

That is always a good thing to do.  You never know who might still have a key or one that was forgotten. Many people in our area don't even lock their homes and just use the garage door codes.

Paul - I help my clients with the re-key or new lock process.  Usually it is something they have never done before, and don't even realize a lock can be rekeyed.  I'm closing on a condo tomorrow, the buyer is providing new locks and I'm providing the tool kit ... and labor.

Paul:  Usually in the DFW market... the new home builders give out their master keys that only work the homes under construction.  Then, when the buyers get their keys... they are of a special type that, when inserted into the lock, they "de-master" the locks... so that only the keys given to the new buyer will open the doors.  I guess I am surprised that all builders do not do this.

I have seen it work many times.  Once that demastering key is inserted... the builder's key no longer works, and ONLY the four keys given to the buyer... will open it.

Karen Anne, This was a small builder and he does the walk through. I have seen the keys you have mentioned but only with huge builders around here...
