This has been a fast moving week, and here is why.

Last Friday a woman called me wanting an aggressive agent; she had stopped working with another agent who was not able to "get the job done" (her words).  After qualifying her needs and time frame I ruled out Short Sales and went for Foreclosures and Traditional sales.  She put an offer on a house which went to Highest and Best.  When she did Not following my recommendation and lost the bid she wanted another turn at the offer (the concept of Highest and Best alluded her).  The next day she got it right and got a house, but, she had a stipulation; the appliances that were in the house at the time the offer was made had to be there at closing time.  Any of you who have worked with banks know  they don't care if someone brakes in and take the appliances, air conditioner or anything else, they will not replace them.  I am dealing with two stone walls - the bank and a very stubborn customer.

Here is what I did.  First I asked my customer if she was in a position to close immediately; it was a cash sale and she was living with her son (guess what the answer was).  I called the Title Company to see if the time frame was workable, then made an appointment to have the inspection done the next morning (we had 10 days to cancel the contract if the customer was not happy with the inspection), see where this is going?  next I iintroduced myself to theneighbor across the street and asked them to keep an eye on the house.  A few days later we did the walk through - All appliances were in tack.

Contract executed on Sunday, closed on Friday (3 days left on inspection period).  My customer is as happy as she can be. 

I love this job!
