May 2010 Update for Vintage Hills II Pleasanton

Compared to six or twelve months ago, though not exactly hot, the Vintage Hills II neighborhood of Pleasanton has somewhat picked up. In the past six months, four sales have been made, comparing it the previous six months preceding this period which only brought three, and during the first half of 2009, only one. Not many homes have come on the market recently, and it took a while to sell most of the inventory that was available on stock.

In order to pick up two sales that closed, I went back to the month of September 2009 which provided a larger data set. Since the beginning of September 2009, six sales closed. They were on the market for an average of 211 days. The average sales price was nearly 99% of the asking price, which amounted to $891,917 or $332 per square foot. For the last two homes that were sold this year, the average price per square foot was $311 compared to the last three homes that were sold during 2009 for $331 per square foot. In the neighborhood, only 3248 Arbor Drive was the only distressed property and was REO or short sale.

In Vintage Hills II, there are currently no pending sales or active listings.
