In the Austin Texas real estate market you will rarely make a profit on doing upgrades. The best strategy if your home is outdated would be to price it competitively and stage the home to show its best features. In regards to repairs, some are a necessity while others can be negotiated with the future buyer.

Okay, so you crossed repairs and upgrades off your to-do list, what's next?

1.) Explore your motivations for selling - I.E. If a friend of yours said he made a HUGE profit selling his home or you woke up one morning with the thought of moving across town, you might be disappointed with your results.

2.) If your thinking of selling it's probably because you plan on relocating to another neighborhood for one reason or another. Now would be a good time to put together a list of neighborhoods where you might want to live. If you have kids in school, be sure to check out local information on the school district.

3.) Do you have the financial capacity to relocate? Call the bank/lender that you pay your monthly mortgage too. Ask them to send you a pay-off statement. Whatever this amount equals, add roughly 7-8% to the loan amount in order to sell the home free and clear.

4.) Call a local lender and get pre-qualified to purchase a home. You might think this isn't important, hopefully because you will be getting some equity out of your Austin Texas home, however, the lending guidelines in today's economy has changed drastically. You don't want to get caught with your home under contract by a buyer, then find out you can't get qualified to buy another home!

Number 4 is a good tip.  It is a most likely a completely different lending market than when the owner originally bought their home.
