Palm Coast and Flagler County, Florida had 174 home sales in May, 2010. Here are the top 3 most expensive Palm Coast Home sales for the Month of May.
What I would like to point out, is the low sales prices for what is considered luxury homes in Palm Coast. These were the three highest priced homes sold this month. this is a great way of showing how far your money goes in Palm Coast Real Estate.

12 Ocean Dune Circle Palm Coast, FL 32137 ~
ARMAND BEACH ESTATES . This home is located on the Northern Peninsula of Flagler County. It is one house back from the Ocean and features Ocean views and lake views from 5 balconies. The home was listed for sale on February 2, 2010 for $699,00 and under contract in just over 30 days. This is another example of pricing a home aggressively for a quick sale. With over 3,000sf of living space, 4 Bedrooms and 4 Bathrooms and a final sales price of $556,800….this Ocean view home sold for $184 per square foot. This is over 20% lower than the last listing price. The home was not listed as a short sale or a bank sale…so it will be used by appraisers going forward as a comparable. The home previously sold in 2003 for $600,000
16 HERON DRIVE Palm Coast, FL 32164
This home featured 4 bedrooms, 3 bathrooms and 3732 living square feet. Fair condition and bank owned, this just closed sale for $420,000 or a really great price of $113 per square foot proving that Palm Coast luxury homes do not have to come with high price tags. The home was originally listed for $574,900 and then price reduced down to $495,000 before selling for a 15% further discount off the last listed price. The previous sale on this property was recorded as vacant land, with the lot in 2005 selling for $252,000. Lots in Palm Coast Plantation are now listed starting in the low $40K’s for interior lots and the high $40K’s for Lake Front Lots.

Grand Haven. This was not a short sale or bank owned sale. The property was built in 2001 and previously sold in 2002 for $396,400. Amazing values continue to pop up daily in Grand Haven with homes starting in the Mid $100K’s and lots in the $40K’s.
