Great post.
I posted a blog quite a while back based on a handout I received many years ago that is a great reference:

Very good advice. It's great to see a Realtor who understands the importance of staging. I always recommend to sellers that they use a qualified Realtor who believes in staging if they want to have the best chance at a fast sale.
Hi ANdrew- Good post- I always encourage my sellers to have an updated appraisal as 'in the end' the appraisal dictates the selling price- We are seeing more and more appraisals coming in below the agreed to selling price ):....Always have been using stagers and home managers if vacant- this has been a great advantage with my listings for the past several years. Infact, I am getting ready to sell my own home and will have it appraised since our neighborhood has a variety of different sales and my home is 'not the norm' for the neighborhood- The appraiser will usually give me a deep discount and I will get him more jobs-also, am having a stager friend through Active Rain help me stage my home- Thank you Active Rain!
