Hi Debra, it's funny, years ago before staging was the soup du jour we used to call it fluffing.
But no matter what you call it the three main issues of concern are always the same as you mentioned.
Declutter - Edit - Clean

Good points. The best available house in the neighbourhood will sell, then the second best. Staging can move the property to the top of the value list.

This way the "first" impression will undoubtedly sell it. You have to spend a little to make alot.
