I will relate a story that happened to me this week. I have a couple as clients that are older and have lived in
a Trailer Home for most of their lives. We a made two tours of an area they targeted. We found three
possible buys, two bank owned, and one owner occupied. We agreed to meet the following week and decide
if they should make an offer. I did my repair analysis of the three properties(example available on
hansen2hansen.com page) the property they liked the most still was the best deal. I e-mailed them
the results and did not hear from them. I finally got a call and the husband said to see if any more
properties came on MLS. I looked and found what appeared on paper to be a really good house
for the money. I immediately e-mailed them and suggested we see that property as soon as possible.
I would be available any time to show the property. I did not hear from them. I checked the status
of the property the following Monday, Pending! It's August, summer time, vacation time, the property is
off the market the first week. Probably the first day. What is the point? Good deals are recognized
by agents and their clients and will not stay on the market very long. Just because everything
you have seen is disappointing or a dog, does not mean all houses for sale will be. You are still
in competition for the good house. I don't know how many times I taken people on 100 house tours
and they pick the house that three others also want and the other 99 sit.
