Find a way to convert FSBO's to Listings????

Just want something other than MLS to show your buyers???

Get a FSBO site!  Advertise and Promote a site that they can sign up to for free!  Possiblities are endless.....and hey I just gave you 2 sales a year.  Is a little work on your end, minimal investment worth $6 to $8 thousand in your pocket???????

Drew, I'm interested in this concept.  are you a developer, or are you a happy user of FSBO sites to sell homes?  I think I see the link between a FSBO site and a Realtor's objectives, but I'm not sure how you generate enough cash flow to make the process a profit center.  Most of the FSBOs I have dealt with are hard pressed to agree to buying a sign let alone paying for a website listing.  are you talking about charging an up-front fee or collecting at closing.  the latter concept that I saw on another blog< is something that I really don't understand, because it would seem that you would have to front an awful lot of money on the come.  How do you advertise and Promote?  I'm not sure I "get" that part of it.

The whole idea is that by offering a site for FSBO's to post/list/advertise there home, when they, as most FSBO's do, decide they need a REALTOR, they will remember YOU. 

You gave them a free shot to sell it themselves, and should you be using a drip system email, or even handwriten/phone/email communication with them through that time......YOU should be fresh on their mind. 

Like I said its a #'s game...not everyone is going to list with you, or even need a REALTOR, as they DO SELL OFF THE SITE.  It has to work for them, but hopefully, should it not, then you have your shot to show them why you get paid the big $$$$.

I advertise in the local paper with cheap line ads promoting the site for FSBO's and normally those looking for FSBO's see it too.  I also use SEO and business cards throughout various businesses in town that only deal with the FSBO site, not with any of my or my company sites.  Hey I've even started providing them with a yard sign displaying the web address of the home for drive-bys, etc.

Overall I have spent about $350 on the site.  I have a list of 8 homes that AREN'T on the MLS that I know I can and show to potential buyers.  When they sign up I try and handle the "if I did have a buyer would you be willing to pay a commission" question, so the HARD part is 1/2 done.  I have listed and sold 3 homes from the site, and have developed a "local" following of buyers who visit the site to look for homes not on MLS....some of which I have converted into MY clients.  The initial investment and time (maybe more patience) has definately been worth it for me.....but look at your local market, and make sure there aren't already others doing the same thing.
