Brevard is subscribing to either "Develop or Die", and downtown is bustling with re-urbanization. Lilly Pulitzer even has a store there...very Florida specific clientele. For every million dollar home built in the Cashiers/Highlands area, in the past ten years, there is an owner looking for more community with a greater variety of choice in life's little amenities, such as restaurant options, movies... after the daily golf game or tennis match.
New pre-construction offers like "The Branches of East Fork" offer views, nice lots for around $100-$140k per acre, about 15 minutes from town. In 5-10 years at this growth rate, someone looking to be out a little distance from the crowd will have to move deeper into the woods.
In Etowah, a sleepy pass through to Hendersonville from Brevard, the last word in Real Estate is "Seven Falls." From what I hear, some of the other successful developers' investors decided to go off and do their own thing. Home-sites run currently from $250k and up. Intentions are that the high end of the retiree/vacationing spectrum will buy and build due to better access to towns, and the airport nearby.
Mills River has increased its size to take over some of what was originally known as Horse Shoe. Follow the tax base for an easy explanation as to why, but this area is the pass through to Brevard, with easy access to Asheville, Fletcher, and Hendersonville. Perfect place for people still in the work force to get away into the country a bit each day, and still be near all necessary services. Dotted around are several older, median priced developments $250-$375k, but Biltmore Farms (one of our largest locally owned development entities (Biltmore Park, The Ramble) has invested plenty of construction in the area including "Homestead at Mills River" and "Holly Springs." Two different concepts for ultimately the same kind of buyer /price point between $450-$750k. There is also the option of some Club House amenity at the likes of Hollabrook Farm, small lots, big homes; pond, tennis courts. $485k plus.
