I think this must be the most popular question on the planet from my friends, relatives and clients!

The answer is:  Any single family home, under $300,000, in Virginia Beach or Chesapeake is considered a HOT TAMALE in my book! If that home has recent upgrades like new kitchens/baths, granite countertops and a HALF decent location, you will be sold in 30-60 days and closed in 30 days.

AHHHHHHHHHHHH....but what's the catch? The catch is getting past the appraisal! The appraisers are giving homeowners a very conservative worth of their homes. The appraisers are not chosen by the lender, the buyer, the seller or the agents. They are 'picked' from a pool of licensed appraisers particular to the type of loan....VA, FHA or Conventional.  Bottom line:  You are doing yourself no favors by waiting months to get a offer on your home because during those months of trying to NOT leave money on the table, your neighbors are selling for much less via short sale or foreclosure. Once they sell for less, YOU will sell for less! 

Pick an aggressive list price and get on with it! In the long run, you will get the most money possible since your home will sell faster. It is still worth repeating the old saying:  The early bird gets the worm! Stop it! The second mouse doesn't get the cheese!!!
