Lydia Puller, Realtor/CDPE Short sales and helping distressed homeowners is certainly a specialty and not one that many agents want to take on. However, I find that I am working with more and more homeowners who are upside down, don't know what to do, and seek the advice of someone that knows the intricacies of not only short sales but also the other options that are available to homeowners that are having to deal with a challenging situation. Options such as: reinstatement, forbearance or repayment, renting the property, financing the property, loan modification. All alternatives to a short sale.

Yet a vast majority of homeowners will be actively looking for a short sale because invariably the homeowner won't fit into the guidelines for refinance, loan modification etc.  Working short sales is incredibly challenging with new lender rules popping up each week to the stringent State and Federal regulations that govern plan specific programs. The wait to have a short sale approved can take from 2-3 months to 6-9 months or more! Buyers get angry at you because the approval process is taking too long, Sellers are burdened with lengthy stressful transactions that have no guarantee of working out, Agents get frustrated because not enough information is coming through.  AND, you have to have the patience of a mule to ride it through from finish to end.

So why get into short sales you ask? Because I can empathize with what a homeowner goes through during a short sale. As real estate agents we are not immune to what's going on in the market. The economy and the market has a direct affect and effect on us as well. 

I bet that out of every 10 people that file a short sale 1 or 2 of them are Realtors or mortgage brokers. I decided to get into short sales because I went through one myself. When a homeowner realizes that they are in trouble, accepting a short sale as an option is not an easy decision.  The emotional roller coaster is enough to paralyze you. Having to know what steps to take can be daunting especially when you don't have the support and guidance from a knowledgeable agent. When I went through a short sale myself it was just me working through the system. I was my own guinea pig and after having successfully sold my own home through a short sale I was committed to helping others.

Because I want to help my clients, neighbors, friends and community I also felt obligated to get an advanced education. I chose CDPE and SFR. Although I've been doing short sales for years and have volumes of letters to show clients that I am not just a good agent but a great agent the advanced education taught me how to understand the different nuances of a conventional short sale vs an FHA short sale, or a HUD short sale vs HAFA short sale.  Did you know that only 23-25% of short sales close? That's 1 in 4! I think it's because Sellers are hiring agents that don't have a clue as to what they are doing. Agents owe it to themselves to get educated. Sellers owe it to themselves to choose an agent that specializes in short sales

Sound funny coming from a woman who helps people build wealth through real estate? Not really.  I help people build wealth in other ways as well. Usually the homeowners that need my help are facing difficult personal challenges that no longer allow them to afford their home.  I help homeowners get their freedom back by helping them out of a financial disaster. I help homeowners get their life back by helping them through a short sale. I help homeowners get back to their families and communities by saying it's okay to start over. To me that's wealth. It all depends on your perspective.
