Laguna Woods - Senior Home Makeovers

By
Real Estate Agent with Village Real Estate Services, Inc.

This past week my focus has been on working with a lovely woman who is looking for a home in Laguna Woods Village.  It's a 55+ community in South Orange County, California.  We've had the opportunity to look at many homes together.  Some have had no improvements since the time they were built in the late 1970's.  But, a few of the ones we looked at had been renovated.  The homes we set our sites on were all single level with ground level entry.  So, it would stand to reason that these homes would be great for seniors who had difficulty with steps or walking.  One might even assume that prospective buyers could be in wheelchairs or need the use of a motorized scooter for mobility.

It was interesting to see that some of the "improvements" that had been made to the properties we looked at actually detracted from their livability.   Instead of making the homes more comfortable, some of the improvements actually created hazards for seniors.

We saw one home that had just installed lovely ceramic tile in the entry, hallways and bathrooms and a very thick shag carpet with heavy padding in the living areas.  Thick carpets can cause tripping hazards, are not walker friendly, and can make moving furniture around nearly impossible.  The ceramic tile walkways in this home were a lovely pattern, however, the pattern of small six inch tiles could prove more difficult to move across than a floor with larger tiles or perhaps wood flooring.

Another improvement was new cabinets in kitchens and bathrooms.  While aesthetically pleasing, cabinets and drawers that have no handles can be difficult for arthritic hands to open and close.  The hardware needs to be chosen with care to allow the hands to slide in and out of the pulls easily.  Generally, pulls work better than knobs as knobs can be more difficult for seniors to grip as they may lose strength in their hands.

One of the homes we saw had a lovely new stall shower.  While it was very pretty, it wasn't as practical as it might have been... READ MORE>

Cyndee - Thanks for the encouragement.  I'll continue to share with everyone here on AR as I identify more ways we can help seniors in their lifestyle transitions.

Sally - You're so right.  When helping seniors to evaluate there preseent needs, we need to think ahead a few years as well.

JIm - Yes, unfortunately a fall and a broken hip can herald the end of a seniors life.  It is just so hard to mend as we age.

Tracey - I'm so glad the informtion is timely for you.  It's so good to be sensitive to senior needs.

Very informative article Marlene.  In the past, working as a Home Health Aide, I helped a number of elderly folks with activities of daily living.  I can attest to the fact that a large shower stall with a handheld shower wand can be a lifesaver.  And a low toilet is a disaster!  Take care.

Rita - Thank you for giving an expert opinion.  Pretty isn't always practical when it comes to the needs of seniors.

Hi Marlene,

Very Well done. You certainly highlighted some of the real hazards and difficulties that Seniors often encounter. It's a shame that builders and developers don't get some good professional guidance before building these places. Good Job my friend.

William - Sadly, when these homes were constructed they did consider safety and seniors needs.  It's the folks that have come in to "improve" and sometimes flip the properties that have altered the original for aesthetics and not practicality.

Marlene,

This is great! You have truly shown some of your expertise with working with seniors. As someone who has a growing interest in home remodeling projects and the like, you have exposed me to another often looked-over area: utility for EVERYONE, especially if you plan on living in a home for many years!

Great post.

Thanks for the great advice.  I have a listing in Laguna Woods that was upgraded in 2004 and had some more features added in 2006.  I know the property very well as I helped the previous owner find it.  Its a great community and her last few years were very happy ones there.  If you get the chance to vist its under MLS# P576452.  Tell me what you think.

I gave you a 5 on this post because you covered so many important issues.  It never ceases to amaze me that many contractors aren't aware of these ideas.  It's almost like you have to tell them how to do this.  I'm not even 60 yet, but we're getting ready to sell this home and I've installed grab bars in the bathrooms, attractive ones that are both beautiful and utilitarian.

That would be a good new company:  manufacturing different, yet code-compliant grab bars for those 90 trillion new seniors who must move in the next few years.  Hummmmm?

Patsy - Thanks for the checking out this post.  And, your idea sure sounds like a great one to me.  There would be a HUGE market for decorative grab bars.

Marlene,

The old axiom form follow function was never more true. wouldn't it be nice if sellers would consult with their Realtors before they make major "improvements"? Great post!

Susan - Thanks so much for reading and commenting.  Yes, it would be nice if people would consult with their REALTORS first...but seldom does it work that way.

MLS# P576452.  If you get a chance to look it up let me know what you think. Its going on 10 months and not sold.  It's fully upgraded.  I am about to extend the contract but the owners are getting uneasy especially with market conditions lately.  Honest criticism would help greatly!
