     Most Buyers only know what they see.

      When a Buyer views a home they use the seller's furnishings as a reference point.

      What they see helps them judge the size of the room.

      They feel how the house flows as they make their way through each room.

 

Buyers know that if it works for the seller it will work for them .... or not.

That is why Staging or Preparing your home for sale is so important.

What message is your house sending?

  • spacious open room OR you can get it in but it's going to be really tight.
  • it is easy to go from the seating area to the dining area with guests OR I have to squeeze by.
  • this room will take a dining table and chairs and has room to expand for more guests OR not.
  • I wonder what this room is for?
  • Is that wall long enough for my sectional?
  • there is lots of storage OR look at all this 'stuff' there must be no storage in this house.

Staging is about setting up vignettes that show the Buyer how to use the room effectively.

You are so right.  The first thing they look at is whether their furniture will fit the space.  I find it especially with dining rooms.  If it doesn't work, the whole house is discounted.

Mind you, many of my younger buyers don't have any furniture so they buy the house and then fill it.

Jenny, I'm glad you agree. I have met young sellers who have bought a home and need to sell before they have filled it up. I have to help them stage those empty rooms so that their buyers can visualize the room. Sometimes I can pull from the rest of the house and sometimes they need to rent or borrow.

I never really thought about it that way, but you are probably right.  I NEVER put my furniture the way it is placed in houses we have purchased, because as a stager/redesigner I am always itching to rearrange the furniture of houses we have looked at, LOL  But, you make a really good point, and one that I already stress about staging making it clear what size pieces will fit into a space for the buyer.

Thanks Cheryl. I'm like you my mind automatically goes into rearranging mode when I enter a house. However other people have talents in other areas instead. As you pointed out the seller's furnishings help the buyer size up the room.
