With all the gloom-and-doom being reported in the news these days, we thought we'd spread a little sunshine with some of our recent Los Angeles Staging Success Stories!
Success Story #1:
If you follow my blog, you may remember this Ray Kappe architectural property in Santa Monica that we staged at the end of April. We couldn't wait to share this incredible success story with you, but had to wait until it closed. Two hundred agents came to the Broker's Open House. This incredible home had 10 offers, all way over asking, and ended up selling for $660,000 over the asking price! In addition to the fabulous staging ;), the other huge factor was the Realtor, Mary Young of Prudential. She priced it very well, knowing that there was (by some estimates) up to $1MM of work that needed to be done on the home. But she also insisted that the trustee do a certain amount of work to the home before it ever went on the market. This included paint, repairs and, of course, staging. Her smart advice paid off and this goes on record as our best Staging Success Story ever!
Success Story #2:
The same week we staged the property above, we also transformed a vacant Culver City home into a mid-century masterpiece. This was an extra-special job because the property was only steps from my own home, so I had even more incentive to make sure it sold for top dollar! The investment paid off. This one sold in 5 days, in multiple offers, for $44,900 over asking!
Once again, staging was only half of the equation. The other half was smart pricing and great advice by the savvy agent Claudia Border of Spalding & Associates. Claudia advised the seller and oversaw painters, carpet people and repairmen for her exacting clients who lived out of state. Here is what Claudia had to say about our services:
“I can’t say enough about Annie...not only is she a real professional, she goes beyond the call of duty... This home was vacant and the seller was out of state, so all the correspondence was conducted via email, and having a very particular seller, details were a big part of it...She did not disappoint either myself or my seller! The staging was done on time and our first Broker’s open brought out a huge turnout due to the fabulous photos that I was able to post after the staging was complete in enough time to tantalize the buyers. We had four offers right away and it was in escrow within 5 days of hitting the market, I say that’s a REAL SUCCESS STORY! Thank you Annie once again for making me look good and doing what I promise my clients, have the home in the best condition you can, and they will come! Looking forward to the next opportunity to work with you!”
