Mirror, Mirror on the Wall; You Weren't That Pretty After All....

I could have cropped this picture down but I wanted to show the true SIZE and SCALEof this massive inset mirror.  Yep, that's me with the flash standing all the way back at the front door. The previous owners installed this and the current owners have never liked it; yet never knew what to do with it.  I know it's good Feng Shui to have a mirror facing the entrance of the front door, but this is over-kill.

Now these Home Owners are ready to SELL (they recently closed escrow on their next home) and called in Platinum Home Staging, Inc. to assist them in addressing all the "things" THEY as owners never liked in the home.  They wanted to remove ALL negative vibes from this Simi Valley Woodranch home from ANY prospective buyers:  so here is what we did.

No this is not photo-shopped, we hung a large painting IN FRONT of the mirror (see the small chains from the top corners of the painting?)  By doing this it now essentially frames the painting and the painting brings the mirror down to an acceptable scale.  No longer will every prospective buyers be greeted by an entire mirror image of them-self, but with the potential of this beautiful home.  This painting was actually hanging over the fireplace in the front living room for 7 years, "...and not one time did anyone ever comment on it.  Now every person who walks into the home says how amazing it is."

This is also a great trick in bathrooms, bedrooms or gym rooms.

Now to do this there there are a few things to remember:

Butterfly Toggle  Metal Butterfly Toggle Bolt

You will need to ensure that the chains, hooks and attachments can hold the weight of your painting.  Look for chains that can withstand 2-3 Xs the weight capacity (just to be safe) especially here in earthquake country.

You will also need to use either a heavy duty plastic or metal toggle bolt anchor to screw your ceiling hook into.  Often times soffets do not have studs to anchor into - this will take care of it.

Also, make sure to hang the painting AGAINST and FLUSH against the mirror.  If you "float" the piece in front of the mirror you will only be reflecting the ugly back of the painting as you walk around the room.

I try to convince buyers to overlook things like that mirror (as some commenters have said) but there are lots of people who Just. Can't. Do. It. They'll just walk in and say "I hate that, can we see the next house?" This solution doesn't completely overcome the objection but it does help buyers see that there are ways around the eyesore.

Of course, I am not looking to buy this home.  If buyer prospects STILL complain about this mirror, seller will know they've tried everything except one thing....taking the mirror out.

Connie- Absolutely love the solution.  Even if you had removed the mirror, which is no easy task, you would have been left with a large blank area.  I do not think placing the painting over the mirror was trickery; what it did was show Buyers who might have been concerned about the huge mirror a solution. 

Staging is not smoke and mirrors (forgive the pun).  It strives to show a property in it's best light.  It shows how you can make lemonade out of lemons. 

Because of our "gotta have it now" society, today's buyer has a hard time seeing beyond a seller's things and decorating style.  That's why it's important for sellers to do what they can to let the buyer see the architecture and square footage a property has to offer.

And, thank you for the excellent suggestions on how to hang the picture.

Connie, it is a brilliant idea. Staging helps to draw buyer's eyes away from problem areas, concentrating on something more appealing. If you can not get read of it - camouflage it. I am not talking about issues that would be on home inspection report but in emotional cases that concept works great.

Connie -- you came up with a clever solution for a "huge" problem area.  The only other alternative would have been to remove the mirror altogether, and use the inset area for art and other objects .. but that would probably have cost the sellers more $$.  At least now, buyers won't be totally distracted by the mirror.  Good job!

Jerry (#63) ~ I did this once in a Master Bathroom where two mirrors faced each other - it voided out the "infinity" effect.

There are so many buyers out there who cannot see past what exists.  That's why staging makes such a huge difference in the presentation of a home.  I've had buyers dismiss a home in the past because they didn't like the paint colors or the carpeting.  We can tell them from here to tomorrow that it doesn't matter, you can change all that.  Once they get a negative feeling about it, they've mentally moved on.

You are absolutely correct, Geri.  Buying a home is largely a MENTAL decision - not just financially, but what will need to be done to overcome "negatives" that are perceived.  If there are too many negatives (paint, carpet, dated, etc) the Buyers will move on because there are simply SO MANY other homes for them to chose from that are "move in ready" - even if only in a mental capacity.
