First, lets go over what a home warranty is. A home warranty covers major systems and appliances that break from normal wear and tear. Covered systems include air conditioning and heating systems, washers, dryers, dishwasher, plumbing, electrical wiring and many other systems. A home warranty is different from your homeowners insurance policy which covers fire, storms and vandalism. These are two seperate coverages and they do not overlap.
It is inevitable that something will breakdown in your home. Instead of having to budget for repairs, many customers find it easier to purchase a home warranty so an unexpected breakdown will not break their budget. Others like having just one number to call and letting the warranty company do the rest. They enjoy not having to negotiate with contractors ever again.
How does it work? When a covered item breaks down you can either call or fill out an online application with your warranty company. They will dispatch a local, licensed and insured company to contact you to set up a appointment. When the technician arrives you pay a service fee ($50-$100). The contractor will do the repairs and then bill the warranty company.
As a seller, it will cover you from unwanted breakdowns until your home sells and for buyers, it will cover you for one year from the closing date. After the one year, you can renew your warranty annually.
