Agents please keep an open mind when it comes to showing property out of your neighborhood. Mostly we just do the same things in the same areas and with pretty much the same results. In this market it behoves us to think outside the boxes we have previously designed.
My new home community is slightly rural to the "hot" spots in Jacksonville, FL. The up side is that because the land was more reasonable, the savings was passed along to the buyer. Where else in Jacksonville can you build a 3901 SF 6/4.5-3 car gar. for $207,900?
My prices start in the high $130's soon and that is a great little starter home of 1435 SF 3/2-2 car. These homes sit on at least half acre lot, to boot. Maybe the children of your established older buyers would like a really nice concrete block home but usually can not qualify for the luxury of their parents.
The only trade off here is that it is a bit farther from others.Callahan, FL is in beautiful Nassau County, convenient to one of the newest outdoor Malls called River City Marketplace, convenient to I95 and convenient to the airport, JAX.
Please keep the easily observable better value in mind when you talk with home buyers who may need a different solution. We also do USDA financing due to the location. I hear "The Pig" is a GREAT place to claim your favorite Bar-B-Que dinner, too.
