Somerset Credit Union has a billboard sign in Fall River Ma that states they have tight equity mortgages. It's so simple and I love it. Both the marketing and the actual product.

I too have some programs available for those homeowners who are equity challenged. Depending on the circumstances, there are even some programs that allow you to borrow slightly more than the value of you home.

The tight equity programs aren't restricted to residential only. There are some high loan to values programs available to the commercial property owner. FHA and SBA have programs for the owner occupied borrower that can go up to 83% and as high as 90% with a strong enough application.
