Save Time - The Key to Lockboxes

 

Such an easy thing to do - is to have an extra lockbox on the property.   Use an electronic lockbox that records who and when someone was in the property for normal showings.   In this business, however, we know that there are situations that are, well problematic.  Add an EXTRA (second) lockbox.   EASY, but not any old lockbox, but a combination lockbox.

Uses:

  • When the agent doing an open house accidentally locks himself out of the house
  • When the agent showing the property accidently locks their access key in the property
  • When the agent showing the property drops the key in between the house and the steps and can't fish it out
  • When the seller running out of the house because someone was showing it is locked out
  • When the seller returns from work and someone has locked their garage door (which they never lock)
  • When an appraiser shows up early or you are running late and they need access to the house
  • For workers to access the house/fix issues
  • For early or late property inspections (where they might be timed out of the electronic lockbox)
  • The agent updated there key too many times without logging into the system
  • The agent's key isn't working properly
  • The batteries in the lockbox are dead
  • The lockbox is jammed or otherwise malfunctioning
  • You forgot your access key
  • and so many more....

Tips:

  • Make sure the person you are giving the combo to is a licensed agent
  • If you give anyone the combo -  change it after they are done
  • Dont' give out the combination unless you absolutely have to do so

The more people who can access your listings - the better.  The better service you can give your sellers by letting them into their home without delay - make you a hero.

I practice this same strategy myself-I have a electronic lockbox and a combo lockbox. It does save me time.
