Cranberry Township .... if you have been thinking of moving, now is a great time to sell!
I was working on housing market statistics and found the following information interesting so I thought I would share it!
In Cranberry Township between the periods of Dec 2009 through the end of May 2010 - for homes under $200,000:
- The average days on the market ranged from 53 to 101
- The average sold to list price ranged from 92% to 97% (92% was in January)
- The average active "for sale" price is up 2% over the last 6 months
- The average "sold price" was up 25% over the last 6 months
The months of inventory has drastically gone down over the last 6 months which tells us that:
- There is low inventory in this price range
- The "months of inventory" has been:
- December - 7.9 months of inventory
- January - 7.2 months of inventory
- February - 5.7 months of inventory
- March - 4.8 months of inventory
- April - 2.8 months of inventory
- May 2.9 months of inventory
This all shows us that if you have been considering selling a home in this range, now may just be that time to pick up the phone and call someone!
