Aviara was Carlsbad’s first award-winning master-planned community. Located in South Carlsbad, just west of La Costa Resort and Spa, Aviara’s 5000+ residents enjoy a lifestyle that is almost idyllic. With 21 separate neighborhoods, Aviara offers homes ranging from luxury condos at Brindisi to luxurious custom estates at gated Aviara Point. In the midst of this beach-close community is the exquisite Aviara Four Seasons Resort and the adjacent 18-hole Arnold Palmer-designed Aviara Golf Course.

Laced throughout Aviara are miles of well-maintained trails and walkways, many of them overlooking the Batiquitos Lagoon which borders Aviara to the south. Aviara is also fortunate to have its own public elementary (Aviara Oaks) and junior high schools. Those entering high school from Aviara would attend Carlsbad High School. A number of area private schools are also available.

At the eastern edge of Aviara is a large shopping area that includes a Carlsbad public library, Von’s Pavillion, several restaurants, movie theater, an urgent care facility, along with a number of other shops and services utilized by local Aviara and residents. At the northern edge of this community is the new 25-acre Aviara Park that was recently opened by the City of Carlsbad.

Listed below are Aviara’s different neighborhoods, which contain around 2050 homes, condominiums, luxury residences and apartments. Feel Free to search the Aviara MLS to see all condos, townhomes and homes currently listed for sale in Aviara and the surrounding neighborhoods.

Hi Roberta,

This looks like such a wonderful place to live, especially if you love nature. The miles of trails would be such a place for me, I would imagine there are wonderful herbal aromas.

A beautiful community and a great REALTOR. What more could anyone ask for! I asked Lynda if I could copy her format for her local marketing efforts. Yours is quite excellent as well. Needing to do some new marketing efforts local here in Carmel Mountain Ranch and looking for the best styles to emulate. Great post.

Sharon: Thank you! The Aviara real estate market is one worth watching!

Lynda: The trails around Batiquitos Lagoon are very special--and protected.

Willliam: Thanks! I still don't have a set format for community information, but it would probably make the writing and assembly much easier. Carmel Mountain Ranch is lucky to have you as both a Realtor and a reporter!

Gena: Aviara is lovely. The real estate market here has experienced some softness, which might be expected. Overall, though, Aviara is faring far better than some inland locations. Its coastal location is exquisite!
