At the peak of the boom, in some areas of our local market the number of sales that closed during a particular month was equal to (or even slightly greater than) the number of homes on the market at the end of the month.

Knowing that makes it easy to see why prices skyrocketed for a time.

The change over the last several years is not so much a huge reduction in demand - it is a huge increase in supply - causing prices to plummet.
