Previewing new homes for a family today I was still amazed that the builders are holding the prices down. Down't they realize that it's August? Don't they realize that their base prices are 15% lower than they were this time last year? Homes in Round Hill are an especially good buy.

Of course the builders in Loudoun County know that they have to bite the bullet to keep selling. They also know that, now that they have paid for the development, engineering, permitting for the community, hire the sales person, open the sales trailer, get the brochures printed, install signage and the hundred tasks a builder must do to sell a new community, they need to sell some homes.
Enter Lenn with a family that needs to buy a home. This builder is in the right price range. The buyers love the models that I sent to them while they were still in Eurpoe. It sounds like a perfect match, doesn't it. Round Hill
is about as far from the employment location as they wish to buy. So, we begin our search in Round Hill.
Wait. The builder is offering more. I visited the builder today to identify the lots that will accomodate the buyer's needs for a walk-out basement. They need the basement finished into living quarters for Grandmom. The builder is offering 1/2 off options. That will pay for the finished basement, sun room and save my buyers about $50,000. Such a deal.
The market is horrible. Resales are sitting, sitting, sitting. But, I plan to sell a new home in the $750,000 range next week because - I'm prepared. I've visited every builder that can deliver in the price range. I've identified the builders with the good lots. I've identified the floor plans that will satisfy the family's needs.
I'm ready. Now let's hope my buyers are ready.

Hi. I just read your blog above, and for the current market I dont even think that is a good deal. We are buying a house now in Leesburg, right past Brambleton in Ashburn with a base price of 585K, and 130K in options for 565K, and we might even get closing costs completely covered and our realtor is giving us 2% back. And bc we made this deal in June, we are thinking we could have done even better if we waiting until now or maybe this winter.
