I don't know about you, but I don't read the door drop fliers that land on my front door step. Not unless I need a gardener or a new service of some kind. But would I use it to find a Realtor? No! So I've always seen them as a necessary evil for the neighborhood farm, and rarely done them. I'm sure I've missed opportunities by this, but not completely sure.

I've been revamping my business this month. Everything from a new website to hiring a new team member and really tackling a geographical farm. So the door drop was a must. I was dreading it!

After playing around with variations on fliers we've all seen.....neighborhood comps, recent solds, my lovely picture with a perfect house next to me....I got a great idea! I wrote a letter to the home owner! I wondered what a potential buyer or seller would want to know about a Realtor, and I addressed it in a letter.

My flyer was printed in a pretty, bold red and had a simple letter in the middle. I used my website repeating over and over around the edges as a border and here is my letter:

Dear Potential Buyer or Seller,

I know that you get fliers dropped on your doorstep all the time, and yes, this is another one. I am a local Realtor who would like you to consider me for your Real Estate Professional when you decide to buy or sell real estate. I've thought about what I would like to know if I were looking for a Realtor, and would like to give you some reasons to use me:

1) I am honest
2) I have a strong work ethic
3) I am VERY GOOD at what I do
4) I will represent YOUR interests.....even if that means walking away from a transaction
5) I will always answer your questions/concerns
6) I do not disappear when escrow opens
7) I do not disappear when escrow closes....If we need to close an escrow, I will be there to help with the details
8) I will call/email you back
9) I will be on top of the issues of our transaction
10) I will be there to handle any/all problems
11) I am very good at problem solving
12)
I will tell you the truth...not just what you want to hear
13) I will take responsibility for my mistakes
14) I have excellent follow-through
15) I am a professional, I will treat you and everyone involved with professionalism

This letter was dropped at 100 homes 3 days ago. I have gotten 4 phone calls and over a dozen website registrations for people searching in this neighborhood. Not a bad return for an honest, straight forward approach.

I'm really happy with this! So I guess door knocking is in my future.

Great job not giving up on a marketing tactic just because (assuming here) you heard from tons of other agents how it doesn't work.  Testing your material and tracking your results gave you (and any agent reading this post) some very valuable information.  Props to you for doing your homework :)

Karen,

I am a believer of direct marketing and have been using it in my practice and have gotten good results, however not as great as yours have been.  I believe that your letter works because your are very transparent in your writing...you are very honest, sincere and you have captured the essence of what Realtor you would want to have representing you if you were the client.  I absolutely love your letter! I would also like to use it since we will not be competing.  Thank you very much for sharing!

By the way, you said that you have used a glossy paper, did you print it using a laser printer?  Sometimes a laser printer does not work well on glossy paper.  How heavy is the paper (lb-wise)?

Hi Karen. This is just excellent! Thanks so much for posting your letter. I've been planning or beginning a door knocking regime but have been struggling with what to leave when I don't get an answer — and for when I do for that matter. I don't like the "loud" flyer approach and, as a homeowner myself, have a pretty good idea where they end up anyway. The letter to the homeowner is a great approach! Thanks again for sharing.

I've built a successful business around it. However, lately I have had some kind of writer's block and unable to come up with anything. I have never really done a letter like this. Fabulous results and very encouraging!  I've never farmed before, but have been considering doing a few neighborhoods around me.  Love your honest and straight forward approach.  I know if I were a potential client those would be my concerns.  Great job!

I just started door knocking and being new to real estate I was dreading it. I have not been able to knock on a whole lot of doors but it's getting easier. That's a great idea. I tried the newsletter approach but why not just be honest and to the point. Did you put these letters in envelopes? Or just in the door jam without an envelope?
