Love it! Love it! Love it! Karen can I borrow what you used in your door flier? After seeing your results so far,I want to give this a try again. Great post.
Great Post Karen! Thanks for sharing what is working for you!
I'll try it here in Winnipeg, Manitoba, Canada, so your idea is now going GLOBAL!
All the Best!
Harry
Great job not giving up on a marketing tactic just because (assuming here) you heard from tons of other agents how it doesn't work. Testing your material and tracking your results gave you (and any agent reading this post) some very valuable information. Props to you for doing your homework :)
Are you sure it isn't just that you put your picture on the door hanger and then delivered it on Fraternity row?
Great work and terrific response.
Karen,
I am a believer of direct marketing and have been using it in my practice and have gotten good results, however not as great as yours have been. I believe that your letter works because your are very transparent in your writing...you are very honest, sincere and you have captured the essence of what Realtor you would want to have representing you if you were the client. I absolutely love your letter! I would also like to use it since we will not be competing. Thank you very much for sharing!
By the way, you said that you have used a glossy paper, did you print it using a laser printer? Sometimes a laser printer does not work well on glossy paper. How heavy is the paper (lb-wise)?
Again, thanks!
Glen....you are too sweet ;)
Glena....I used a printer, so they handled it for me and it was a semi-gloss type heavy paper.
Karen, I am re-vamping some of my marketing and love this approach. I may try this with a few modifications. Thanks for allowing us to use this.
Hi Karen, thanks for allowing everyone to use this letter. I've just printing up 200 copies and I'm eager to hit the doorsteps in my farm area and try it out. I will let you know my results!
Hi Karen. This is just excellent! Thanks so much for posting your letter. I've been planning or beginning a door knocking regime but have been struggling with what to leave when I don't get an answer — and for when I do for that matter. I don't like the "loud" flyer approach and, as a homeowner myself, have a pretty good idea where they end up anyway. The letter to the homeowner is a great approach! Thanks again for sharing.
Continued success to you Karen.
Hi Karen--Thanks for your wonderful post. I have been a "door dropper" in my neighborhood for years. Usually a notepad with some kind of newsletter inserted. I've built a successful business around it. However, lately I have had some kind of writer's block and unable to come up with anything. I have never really done a letter like this. Thanks for the idea. Brilliant.

You know...people respond the best when you're honest. It's obvious that people love honesty.
Fabulous results and very encouraging! I've never farmed before, but have been considering doing a few neighborhoods around me. Love your honest and straight forward approach. I know if I were a potential client those would be my concerns. Great job!
Karen, I found this post the other day and I tweaked your flier a little and mailing it to NOD's. Congrats on your success.
I like straighforward messages, that would appeal to me as a buyer/seller. Thanks for the reminder to skip the hype and just lay out the truth.
Hi Karen. Thank you so much for sharing your letter and congratulations on the results you received. I've been doing flyers, door hangers, you name it, with no results. You've encouraged me to keep trying. Thank you.
Karen,
What a great idea. I hope you continue to get such good results.
Hi Pedro....no, I just printed on high quality gloss card and leave at the door.
Karen,
Thanks for the idea. I am going out on Saturday and have been trying to come up with a drop-off and will give this a try.
