Craig Proctor. Has anyone tried his system?

Today one of the agents who is a part of our group went to a FREE Craig Proctor Seminar. She came back very excited and wanted to pay $1495 for his Marketing System etc.

Has anyone ever tried his system? Did it work? Would you recommend it.

I ordered and received the material as promised.

When I signed up for the Quantum Leap system on May 23, 2007, I was under the impression that a 90 day cancelation period was available. NOT SO! Mr. Tim Blair informed me that there is a "No cancelation policey". I am in the process of disputing the whole charge of $1,395.00.

I have been on his email list for a while now. He has a lot of free phone calls you can participate in. They all seem to leave out the real meat of the subject so that you will sign up for one of his seminars. When you call in for a phone session you are briefly chatted with my someone who will ask for your name, number, and where you heard about the session. Pretty easy to handle. 

I have listened in to a half dozen or so sessions and cannot say that I learned anything new or even all that motivating. There are many individuals on AR who routinely share information with much more substance and value. It's all right there for the reading.

 

One person I spoke with about Craig Proctor called his followers "Proctologists" which I must admit made me chuckle.

I have been to a seminar and he does a great job of selling the system. It is an interesting concept, but nothing that "changes" the world and I have found it is stuff that if you work smart you can make this stuff happen without spending the $1500.

I get his emails and I sat in on a call once.  What I pay most attention to are his websites, because online marketing is my area of interest and expertise.  His sites are busy and cluttered and offer everything except what consumers want -- listings information.  We've had clients add our IDX tools to his "success" websites, but the tools get lost in the clutter.  Such a shame.

With all due respect to Craig and the marketing machine that he built, his "system" is way outdated.  Your marketing dollars are going to be better spent on (1) a website or blogsite that is heavy on listings information; and (2) an SEO and/or SEM consultant to help you drive traffic to that site.  You'll notice that both of these concepts are conspicuously missing from his "system."

I've used his system for years and have spoke on the stage at his conferences. His system changed my business and life. It works if done correctly. I'll be happy to answer any questions about it. I went from being a single agent selling 4 homes a year to today where I have a full team and will sell over 100 homes. I don't use all of his tools but there's a lot there to build a business model on.

The proctor system works without a doubt. The poster who mentioned it is not for everyone is right, but neither is real estate.

They keys to his program are systemization and USPs ( Unique Selling Propositions ).

 I went to a proctor conference two weeks before I even had my license. It helped me to jumpstart my career. I will close around 10 million my first year in the business.

 Again, it is not for everyone.

Im still new to Real Estate, and I've done different seminars with different speakers and did 9 weeks of training in the Sweat Hog program in NY and I seem to see the same approaches to Real Estate, and that is "cold calling"  FSBO's and Expireds and I have to be the first to admit but Im not calling everyday, and thats what interested me in Craig, I believe that calling will always be part of this business, but I really want to start using different approaches in generating good leads plus I'm not into calling, I would like to call maybe 2 days a week and have the rest of the week working on different ways of getting leads and I do believe in Technogoy and that it will be the choice of people in deciding which agent to contact aside from referrals.  But can everybody just give me a straight answer and rate his system from 1 to 5 and let me know what am I looking at in terms of results and costs associated with his system?  Oh and any other advise related to Real Estate that will help me stay on track.

On a scale of 1 to 5 Craig's system is a 5. It works, end of story. A cheaper option with a better community though is Jeff Wilhem's TopAgentToolbox.net it's packed with things that work in today's market and is MUCH more affordable than Craig's. The scripts alone have increased my business. I highly recommend checking it out.

I went to a superconference, I enrolled in his system and tried coaching.  This was a few years ago and I broke even with everything but the coaching program.  One main problem I had is that the laws as to what a Realtor can do and say in their marketing are very restricted in my state.  I can't advertise an "incentive" to get a prospect to call which really hampered my ability to execute his systems.  As far as I know he's still an active agent and practices what he preaches and I believe that 1000's of realtors have benefited from his systems.  I have found another web site, that utilizes similar ideas and I've found that to be very effective.  I hope this helps.

I used Craig Proctors system to the "T"...and it did not work well in SoCal. I spent a fortune on coaching, websites, ads, unbranded postcards. I kept in contact with a lot of the other realtors that I met through coaching and they  were not having much success. It does seem to work for less sophisticated markets. It is working for Mr. Morgan in TN. I think it is very outdated and way over saturated in the Pennysaver and all newspapers. Do yourself a favor and do not waste your money.

From reading some of these comments maybe we all should stick to brainstorming with each other for innovative ways of marketing. lol At least you'll have an extra $1,500 in your pocket you can use towards actually marketing. Oh and I wish everyone a great day lol

In this great country, there is a reason that we have a choice of automobiles (Ford, Chevy, Honda, BMW) political parties (Democrats, Republicans, Liberals, etc) and ice cream (56 different flavors) and marketing systems...be they Craig Proctors, Brian Buffini, Mike Ferry, etc :)

I bought Craig Proctor's system...of course, as John pointed out, I am not in a really sophisticated market, as most of the homeowners in my market have more common sense than they have sophistication:)

My question to my esteemed Active Rain family is this: If the cost is the REAL reason that anyone doesn't try Proctor's System....why not go on Ebay & buy it used from some poor soul who thought that the "system" would get up out of the corner and make calls for them. 

P.S. I would not re-sell it back to Craig for $1500...and no, I am not a Craig Proctor groupie. It works for me...because I studied, (was sceptical & afraid), studied some more, took action, made mistakes...and repeated those steps. It doesn't matter whether it's Proctor, Ferry, etc....it's a "system"...that's the "secret." Hint: It will not work unless you do!

I signed up for the coaching program and have decided to cancel because it's not working for me (also in SoCal and in a very upscale area).

There is a 90 day cancellation period! That's another $3,000 for a system that I will not use. And I only have materials up to this point (nothing for future calls or coaching sessions). I don't want any other materials; I just want the company to stop charging me.

Has anyone had success cancelling and not having to pay an additional 90 days? The contract reads that the agreement shall be govered by the laws of the Province of Ontario.

I have not bought the Craig Proctor system, but went to one of the free seminars to learn about it. My impression was the same--it's not great for a more "sophisticated" or advertising-savvy market on the whole--and did not incorporate today's internet marketing strategies to any great degree. It's based mainly on written ads using 800 phone numbers for response.

They mailed me a few cds a some sample marketing material.  A lot of it was focused on attracting buyer by using zero down offers.  I am glad I did not get involved.

If Craig Proctor is so successful, why does he wear suits and shirts that appear to be purchased at Walmart?  I don't understand.

Maybe it does depend on your market.  Last year I talked with a top producing agent in IN who told me Proctor's service was the best thing he'd ever used.  OTOH I also talked with a top producer in CA, who services a high end market, and he had zero results with his Proctor website.  He finally cancelled it.

I have just purchased Craig's systme.  His concept make sense to me.  No one likes to be sold. I like everything so far, but I am a little confused on how to start his systems.  If anyone who is using or has used Craigs system successfully could give me direction on which steps to start first please. 

For thoses of who feel this system is a scam, I can personally tell you that I have e mailed the heck out of Greg Luther and he has always responed to me.  I think that is impressive.

I purchased the Quantum leap system approx. 9 months ago. I must admit I have not used it. When I first came home with it I felt it was a little confusing as well so I just put it to the side until I could take the time to study it. Well about three weeks ago I pulled it back out and I'm getting ready to implement it. It seems like a good system but I will see. I am still trying to decipher Georgia law whenit comes to what incentives can be advertised. Wish me luck

Trial Run...worked...

Ok folks...her it is...

Been to the Seminar...half day...bought the Quantum Leap System and a ticket for to the Conf in Orlando...before we went (wife and I) we tested some very inexpensive adds ($20-$25).  I needed to see if the created leads...7 Sunday's I got no less than 4 leads from those very small adds.  Typically, I got 6-10 leads from each Sunday...with two ads...I am in a pretty small market

Here is what I know from this Business...you have to have opportunities to speak with people about real estate...the leads are opportunities...opportunities need to be converted to prospects and prospects to appointments...they have to come from someplace.

I have been involved with big RE Teams chasing leads and opportunities from some one elses (rainmaker) marketing...some leads are crap some are gold...the deal is to get leads so you can figure out which are crap and which are gold...that is the Work!

The most important thing in this business is having systems...it does not matter what system you use...it matters that you have a system and use it...

I also know that it is human nature to respond to an Offer...whatever that Offer is...it has to give the responder a reason to respond...there has to be something compelling...

My short limited experience with Craig's system...albeit poorly implemented and poorly managed because I did not know what I was doing with the system...showed me this type of Marketing did generate leads...and as Gary Keller says in the Millionaire Real Estate Agent...you have to have leads...if you have more than enough leads...you can leverage...which gives you your freedom...

Long story short...the best way to get good at something is to practice...if you do not know how to run the plays...you have to get coached up...

All the Truly Mega Agents I know...I know a few...all get coached up...

By the way, tomorrow is the last of the 2 and a half day Orlando Conf...

I have learned things in the last two days that will net me the 3 sales I need to cover all my investment into this program...I used it today during one of the breaks to get an appointment that I would not have gotten 2 days ago...I do not recall who said, "genius is in the details"...Craig has 20 years of experience successfully doing what we are trying to do...he knows the details...he knows the genius...

It seems to me the Proctor System is 3 things...Lead Gen...Business Coaching...Freedom delivering...if you have the right mindset and are ready to go places you want to go, but need help getting there...

nothing is easy in life and nothing is free...successful people do the things unsuccessful people do not do!

I have seen Craig Proctor and his system launch many real estate agents to business growth that has even surprised me.  His system is not for everyone but I can tell you that I know dozens of people who have used it to elevate their career.  The bottom line is that it is about the "GENERATING LEADS and CONVERTING".

I went to the conference this weekend. It was amazing. His system has many Internet savvy lead generating for free, cheap, tomore costly advertising. I think I will take my cue from the top 2 agents in the country, both of whom are Proctor users and in the elite Platinum group. I guess when you make over $1,000,000.00 in income (minimum to get into the Platinum group), you have my attention. BTW, the top agents Bryan Pellican, and Todd Walters (Vegas, and Atlanta markets), will close 700-1000 deals this year. Also, Craig's market is a small town (York) near Toronto has about 70,000 residents, and the average home price is $500,000.

It was enlightening meeting agents that have closed so many deals with Craig. New "proctologists" are getting 50 leads contacting them a month. I guess you either get it, believe in it, do what works, and make money, or you don't. Every agent I talked to with Craig DOUBLED their business at least within the first year.

It is very expensive, but I feel the $1300 I paid for the conference, was worth the first day alone. The other two were free. The day goes from 8:30 am to 10:00pm. It is definitely back to school. I am just starting to start putting it to use. You do have to work about 3-4 hours setting up and then working his system a day. I don't have as much to do these days, except keep asking Realtors for buyers, SO I am getting my own buyers.

I will end with these great words.... Some Will, Some Won't, So What, Next!

Use the money to try a few different things on your own.  I bet Craig makes more money from this system then he ever did selling real estate.  I find it funny that when the system doesn't get you the results it promotes, you either didn't implement it correctly or were not motivated.  Scams always put the blame on you for poor results, because it's an easy out. As far as I'm concerned, Craig Proctor = Russ Whitney = Robert Kiyosaki = many other scam artists with seminars.

Hi,

I have not tried Craigs system but recently attended his teleconference... still not sure about it.  I do like some of the suggested comments.  I have enjoyed my current coach Todd Bates but I don't know if he is still offering his Master Your Marketing Program (MYM)  and luckily I did purchase that a couple and half years ago...it was $1,000+ dollars and all of the tools I have in this system really are GREAT!  I was always curious about Craig's system though.  Maybe who knows!

I attended the free half day seminar in Atlanta and I am still undecided.  Is it really worth to spend that much money on a seminar + travel + hotel .... but what if it works? I just have trouble in this tough market to spend that much money without guarantees...  And yes, what about GA laws?  And our commission?  Some stuff could be a little bit illegitimate ...

Hi, his system works if you follow it...period. That said I also use Todd Bates stuff and am a current member of Top Agent Institute. The truth is all of these share one huge thing in common, direct response marketing wich has been around for decades and works very well on most people. So go for it or try one of the other trainers I mentioned and clear your head, and go to work.

There were so many buyers out there that you were able to get tons of leads from classifed ads and your hotlines. The problem I found that after being in the program for 4 years, going to 3 conventions per year, we were learning the same stuff over and over again.  One of those items was classified ads.  7 years ago, classified ads worked.  They have not worked effectively in the past couple of years.  Why?  Because the internet has arrived and most buyers search the internet for properties, not the classified ads. We found that most of the buyers that currently call on classified ads have no computers, no credit and no money to put down.  Also, running classified ads in NH became very expensive and not cost effective.   I have been out of the program for a few years now, but went to a seminar in Mass.  They were teaching the same thing, running classified ads.  They have added a feature a few years back, pay per leads where the website provider was dabbling in generating leads for you.  This system completey failed the first few years they trialed it and it was very costly.  The cost of $500 per month was just for them to manage your google site to see where the leads were coming from.  Plus you had to pay per click.  I understand they are revamping some tools to take place next year, I would wait to see what they have then.  Hope this helps.

Is anyone doing the Joe Stumpf, By Referrals Only program.  They also called me today about placing Ugly Yellow Signs on your sellers property.  Any feedback would be appreciated.

I will be attending the super conference in November.  I signed up and just read my zero risk judge and leave guarantee  (which I will be bringing to the conference).  There is a Realty Executive agent that used this system and is very successful.  I have always wanted to try this system because I believe it will work for me.  I'll let the communicty know!

As you read through all of these threads you find a common thread and that is implementing the system. I'm in the Mortgage Business, have been for 11 years, successfully closing loans and albeit tough right now it is back to the basics.  Alot of us rest on our Laurels and sometimes these systems the Brian Baffini "By Referal only" Joe Stump, to Craig Proctor, I think you will find in any business it is consistency and passion about that consistency.  We all at times show Greatness and Passion, but we also go the opposite direction.  Give your system now a good look, the customers that you did sell and close successfully are your main customers.  They will come to your Services, if they had been treated with professionalism, and you showed them your great service, and they feel good. Guess what they will come back, as long as you make the stop by, the phone call on the Birthdays, or the Home anniversary, the Home Owners today need us as the professionals even more.  This is the best time to reach out to your customers to say Hey I care, and do you need any assistance!!  We all have tough phone calls to make sometimes as well as easy calls to make.  Reach out to them.

For me in the Mortgage business, yes a ton of changes, but principals and systems for clients remain to be tweeked.  I too rest on my laurals at times, and I too can call on Birthdays, and call on past clients, and Realtors as new clients.  All systems can use an over haul, and when you stop using the systems that you started I have found that it is Back to the Basics.  Get your team of referals back in shape, know that when you get a call from a hard earned lead, will you capture that call and do they take the next step to a Mortgage Professional.  The Mortgage Professional is also going to have to sell, and also sell you just as hard as you sold me for them to call.  Your team of the GOTO people is just that, if you advertise on a Sunday, make sure I'll be answering my phone for you on a Sunday.  I guess I would because I'm writing this Blog on a Sat. am. 

Put a system in place, if you want to see my system in action give me a call we can go have coffee, but everyone needs a system tuneup, and if is Craig that will get the tune up done, so go for it, JUST DO IT!!!!

Who is skeptical of the topic in general?  Why do we agents pay for Craigs system, (which may work) and find who is on the leading edge of technology and find that coach or system.  I have heard of Craig's system plenty in the past and feel he has done a great job in the past, but who is the new and improved system?  Who is the upcoming Craig?    

 Leads on the web is the direction and future for real estate.  I need people to answer one thing...Are you Google Certified?  If so, are you marketing it?  Do you have your own ad campaigns in place on the internet  and paying for clicks and controlling your  marketed $'s instead of giving it to an overpriced dying industry(paper).  Every time a touch all that paper I feel sick to my stomach...that is the planet going bye-bye instead being sustainable.    

I have mental conflicts, as many of us do,  with all of these Database Managers I research(CRM, TP8i) and try to find one that works with today's technology.  No one has taken control of that market, to my knowledge, to have all platforms flowing with ease.  WHY??  This is why we as agents have all these setbacks...internal conflicts about how our a system should send us leads, help us convert, stay-n-touch with buyers and sellers.  I am speaking on behalf of the agents in search of, or are maybe in a paralysis by analysis,  the holy grail of systems.  I have used TP8i(not holy grail) and is a time soaker, never committed to it completely because one person cannot commit completely to 8i unless they are working 18hours a day.  Then a person should be making $250,000-500,000 a year to pay for all the counseling needed to stay sane dealing with it.   

Yeah, I never could write very good, but in conclusion, we as agents are searching for the holy grail of a system... period.  It starts with us and this platform.  Who believes they have a system that works?  Even one.  CRM? Lead generation?  a coach? a website that delivers leads effectively?  Anything to help us get ahead!  Thanks for you time everyone and sorry if I jump around a bit too much.

I attended the free 3 hour Craig Proctor seminar, and absorbed what I could from it.  I also learned everything I could from some of his free teleconference calls and downloaded all of the ads that you could get from him for free.  He gives his full permission to use those, or similar ads.  I have set up my own 800 number, with 5 extensions from RingCentral, created an inexpensive website, using yahoo, and started to implement what I learned for free.

Here is what I have learned in the month since I started:

  1. If you write ads for craigslist in the way that Craig Proctor suggests, where you include an 800 number and your website, you will be flagged or deleted by the craigslist community.  You may be able to get around the craigslist flaggers by continually changing the ads, but it has turned into a real battle to keep any of my ads going on craigslist.  Backpage is worse than craigslist for being removed by the community for being a realtor. 
  2. I ran 1 Pennysaver ad for "free list of bank owned properties", which cost $120.  I received 6 legitimate responses, and 3 good leads.
  3. I ran 1 similar ad in the LA Times that was under my company's banner.  My 2 x 3" ad cost $40, and also brought in about 6 responses and a couple of good leads.  It was a special, one-time deal to get this inexpensive ad.

So, I think the results are fairly good, at this point, using my own home-made system.  I am also working to integrate ideas I got from attending the free "By Referral Only" 3 hour seminar.  I picked up several good ideas from them also.

I am considering stopping the craigslist ads for the time being, and focusing more on printed postcards for first time buyers.  Both the Craig Proctor and By Referral Only systems suggest some similar methods.  I think I will only use craigslist for advertising listings from this point on. 

By Referral Only suggests using the "ugly yellow postcard".  Instead, I get inexpensive postcards that look pretty good, from Vistaprint.

I think the Craig Proctor system may be worth the money for many people.  As far as myself, I think I'll just continue to use the systems that I have put together, for the time being. 

My main goal is to have some advertising/prospecting system in place that will continue to bring prospects to either my website or to my 800 number, while I am still out doing open houses and walking my farm, without spending a lot of money.

What I gathered from the free seminar is that Craig Proctor is offering a "system" that when implemented should be better than no organized plan at all. Personally I feel that it will appeal to first time home buyers more than sellers. Sending letters to those who may be forced to sell in this foreclosure saturated market may be a big waste of time and money. A combination of simple ads in the Sunday paper, website(s), and 800 numbers seems to be the theme for most of these "marketing systems". Like I said, a structured plan or routine is worth more than no plan at all.

I have purchased Craig's system earlier this year (It wasn't $1500 for me though. Only $797 I think). I have used some of his philosophy, although not all of it. I am looking forward to using it next year much more. I use Mike Ferry's system right now, and it has been very good for me, helping me survive this market (I got in in late 2006). My area is saturated with foreclosures. So many home owners are way upside down. (A recent report said home values are down 38% since November last year. Think about that for a moment... that means a $1,000,000 home back then may only be worth $620,000 today. Yikes!)

I like a lot of Craig's tools, especially the website. WOW on that. That will be worth the monthly cost. People need info. Convert visitors into buyers. People don't care about personal branding sites that say how good you are or that you lived in your town your entire life or you are a Harley enthusiast. Someone mentioned above you need a site that has your listing info - incorporate that into a website like this. People with that mentality are only doing business to sell their own listings. In this market you can't do that and thrive. No way. Use your listings to attract buyers and convert them to clients and help them buy a home. That's isn't a sin, folks. If they are a true buyer and they aren't interested in your listing, they are going to buy somewhere else- why not through YOU?

2009 is going to be all about BUYERS. Unless you have an REO account. Check that- MULTIPLE REO accounts. I am not a landlord keeping the grass cut and the pool blue to sell properties (and all the idiotic agents in town slurped up the accounts anyway). So, get into the OTHER side of the REO business... BUYERS. P.S. on REOs in my neighborhood: REOs were bad because they were REO priced. NOW They are REO priced, with 4.5% buyer's agent commission, PLUS buyer's agent bonus, PLUS 3.5% buyer's closing costs paid, all that the day the house is listed! People call me crazy for listing a home at 7% commission and giving 4% to the buyer's agent! Now that tool is uneffective compared to these REOs! Home owners can't (correction, aren't willing to) compete with that.

Ahem, back to Craig Proctor. He has an 800 phone line to use on leads calling your number... BUT you pay for it by the minute! Have you heard some of the recordings? Aye! So people who call and don't leave a message (and don't become a lead to follow up on) still cost money.

Mike Ferry has a 800 home line system that is just a flat rate. I use that and it's great. When people call the number and enter the code, I am immediately texted or e-mailed with their phone number to call back. I use that on my for sale signs, flyers, classified ads and magazine ads.

Another thing I don't get is Craig Proctor recommends Talking House. I hated that thing ever since I got it (before knowing about Craig Proctor). What a waste of my time and money. Too much hassle to set up. Blah!

Overall, for those still reading, here is my recommendation of some real estate systems:

Several agents I work with and have worked with USED the system in the past. Unfortunately, the feedbacks were not positive. I attended one tele-seminar...wasn't impressed with the information presented. It came across as a rehearsed sales pitched. Then I started getting the phone calls, every week for several months even after letting the callers know that I am not an agent and requested that my name is removed. But, the calls kept coming from Canada.

As for the agents that used the system? We developed our own system and it works great and cost much less with better leads that turned in to clients without harassing them.

As with any system purchased, you have to work it because results do not come easy and instantly. If you can afford it and see value, go for it. If you can't afford it, don't go into debt.

I have read Mr. Proctor's advertisements and promotional materials in Realtor magazine as well as online.  My question is, would his stuff work with commercial real estate?  After all, the commercial side (which I am in) is often dominated by large, name brand corporate outfits such as CB Richard Ellis, Cushman and Wakefield and Grubb & Ellis.  There are a handful of local, go-it-alone types of agencies in various markets but even they do not seem to follow any type of marketing system like Proctor, Buffini, Stumpf or Ferry.

The large outfits generate leads through their internal corporate systems and through articles and advertisements in business publications that are often paid for by the company itself and not the agent(s).  Often, agents with the major commercial designations (SIOR, CCIM) use those avenues as a means of marketing.

Like many Realtors, I've been intrigued by Craig Proctor's promises. However, if you implement a leads system--whatever it is, you will be successful if you can convert your leads into listings. I do a lot of networking around town--lots of "face time" with people. I also get most of my leads from buyers and sellers I've successfully helped. Lately, I've started the "social networking" thing...we'll see how that goes.

But for the time being, you don't drive a desk in real estate! Go out and enjoy other people...attend events, Rotary, church, your tennis or health club...whatever you do, make it work for you. Everybody needs a good doctor, attorney, CPA and Realtor! Make sure you are on their "call list" when they need you (or their Uncle Fred, who is a part-time realtor, will get there first).

I've been spot checking Craig Proctor's Tele-seminars and each time i find a few pearls of wisdom that are useful. I'm generally hesitant about spending big bucks on systems that work in larger market since my market is a niche, second home market on the small island of Kauai, population 63,000. Yesterday i listened to a Proctor call regarding short sales and foreclosures. The star agent is doing an unbelievable business in Tucson, AZ, probably 500 transactions this year. However, in Hawaii, we cannot call the bank if the seller is delinquent more than sixty days. That renders a lot of the strategy in yesterday's call not usable in the state of Hawaii, unless you want to risk breaking the law. And who needs that. FWIW...

Hi Patricia, I've just found out about this blog and I've read it all through. As manu others here I was searching internet to clear out my doubts about Craig Proctor's System. One thing I can say about him - he is persistent one, I'm still getting his e-mails. I've heard of him several years ago and went to one of his free seminars. Wasn't impressed much back than. It always annoyes me when people apply that something is free and than they waste your time, believing that you'll be stupid enough to bite the lure.  With them, everything is in your own perception, they will throw one or two carefully chosen words at you and you will be writting your own story behind it. And it will not be for free, you'll pay for your own story. sucsessfull or not. If you are in shame of wasting your money, you better work hard on your story, so you can say - I've made it. But you would made it anyway, like few smart people here that I've read their comments, using this system only as an inspiration. Nobody can help you unless you help yourself first. It is in human nature to seek out for help when in distress, but it's also in human nature to take advantage of those who seek help. My question for you - is your fellow Agent decided to use Crag Proctor system after or before all of this comments. Is it working for her or not. I don't know about the system, but the Blog is very good.

Hello,  I went to the half day come on seminar today, and granted they do give you a somewhat different way to think about things, but in the end as the presenter was seeing that everyone wasn't coming to Jesus, or is that Craig, he told this shameless story of how his wife couldn't conceive, and because he used Craig's program he was able to afford a fertilization regiment that enabled her to get pregnant, and now he has a son because he could afford it and it was all due to Craig.  I couldn't stand it and left.  For the most part this business is based on hard work and consistency.....and it will be rewarding!

Amazing blog! I am SO glad I found this.  I went to a 1/2 day seminar today and was very tempted to sign up... especially after they gave a "today only" price of $497... seemed reasonable (a downright bargain compared to some who paid $1497 not that long ago!).  Because I didn't have my credit cards with me, however, I asked for an extension til tomorrow.  Thank goodness I did.  This website has been a goldmine of information.  Obviously a lot of people are passionate about CP's system.  However there are just as many, if not more, who either have negative responses or have other good and less expensive alternatives.  Bottom line, I'm going to check out some of these other ideas first.  I realize you have to spend money to make money, but I don't want to go further into debt on such a risky system.  It wasn't so much the initial "investment" but the ongoing monthly costs that concern me... wouldn't leave any $ for anything else.  And I have to say, the pressure close at the end was a turn off.  I can only imagine what they would do to you in 3 whole days!  Thank you EVERYONE for the great info.  If I hadn't been looking for info on the CP system I never would have found this website!

One more thing... in one of the marketing groups on AR, I found a posting by Dean Jackson in Winter Haven FL.  He's marketing a program for First time homebuyers, bank owned buyer & relocation buyers (all in 1 program) with website & hosting for $397 with moadditional fees.  30 day fast start program, live coaching calls, sounds a lot like CP's progrm.  I wonder if anyone has heard of this or tried it?  Sounds really good but now I'm cautious after reading all the other posts.  If anyone would like to check it out & post their thoughts on whether it would be worth a try, I would really appreciate that.

Also, what's the verdict of the 838 program?  It was mentioned several times above but nobody really reviewed it.

I just left a 1/2 day seminar. I have looked at similar toll free number systems. I am leery because I haven't ran a newspaper ad in 2 years.  I have 13 websites that I use for lead generation.  One thing that I noticed the speaker talked about never having to cut your commision because you will provide value to the seller, then 15 min later he knocked the price down from $1895 to $497. Makes me think?

Last week I attended a free 3-hour Craig Proctor "Real Estate Success Seminar" which I hoped would provide some new approaches to help me in my marketing and lead generation.  Based on what I saw I decided to attend a one-day 'Recession-Rescue Boot Camp' this week for the low price of $295 which would actually have Craig at the event instead of just someone who knows him.  Bingo! - Let's hear it from the man himself!

Unfortunately after sitting in a chair for the entire day listening to Craig (9:30 to 6:45 with only one break for lunch and no other breaks) I was left with the feeling that the one-day program was just a prelude to spending even more money to join the '16-Week Training Program' with complimentary admission to any 2009 3-Day Super Conference. 

The question I'm left with is how long (and how much money would I need to spend) before I actually got to see and use 'the system'?  It seemed like I was touching just the tip of what could very easily be a very large iceberg!

I think my best bet at this point is to take a nice long hot bath to work the cramps out of my bottom and read 'The Millionaire Real Estate Agent' to see how to take my business up to the next level.

I went to AZ last year to one of his 3 day conferences.. i also bought the whole system.. i think he has some good ideas, but some of the stuff just doesn't work well in our area and some of it i personally just don't like for me.... it is like most things.. you take what you like and implement it... i also bought the website but canceled it after about 6 months.. i like my z57 website better.. the proctor one was way too "busy" for me.... i get more leads now than i did with that one and it is half the price!!!.. i still use some of the stuff from  the system, but have changed most of it to things i like better.. i think i made more than what i spent, so i guess that is a success story!

WARNING: I am completely biased because Craig's system has served as the foundation for great success in my real estate career. I am also now the head coach of his Mastery Coaching program.

I appreciate the concern that many of you have when it comes to spending any money on any system. I wish the whole industry would be more numbers focused and real estate agents were more concerned with their income statements than anything else.

The first point is that Craig Proctor is one of us. A real estate agent that has walked the walked and risen from no experience in 1988 to the number one ranking at Re/Max 2 times as well as a consistent ranking in the top ten for many years. (I hpoe that speaks to the comment about him making more money from coaching than real estate sales...I'll take his RE earnings any year!)

He has done this both on his own as a single agent and later with a team.

Over the years he made thousands of distinctions about systems based on the leverage of Marketing, Technology and People. He has himself spent over $400,000 on coaches to learn the nuances of all aspects of business.

Through the years he learned how to put all this information in an order that is highly effective and has propelled many agents to the top of some of the very organizations you all work within.

Marianna Cowen (CB), Lenny Wong (Re/Max), Lester Cox (Realty Executives), Todd Walters (Re/Max), Bryan Pellican, Brian Moses, Gil Szabo, Joey Trombley, Willie Miranda...just to name a few of the top producers. (Several of these people, including me, left major companies to start their own brokerages based on CP's system-I was former Top 10 for Realty Execs and left to start Danny Griffin Real Estate).

But let's mention a few of the current students, who like any agent, have their ups and downs but are using the system to over-come and grow: John Mikesh, Nick Prefontaine (only 20 years old), Marnetta Arnett, Cathy Klukas, Bob Mercurio...real "everyday agents" just like all of you! BTW please DON'T take my word for it! Google them! Call them! Kick the tires!

I have always found it most useful to ask the people that have actually taken the time to try something and worked hard to implement it and help themselves be accountable. They are those that when faced with challenges and setbacks kept moving forward.

Not every system works for everybody, but does that mean the system does not work? If I gave you the keys to a new Porsche and you crashed it into the wall...is it the car?

Ultimately, anything requires the simple ingedients of hard work and self-discipline...both qualities that Craig Proctor exemplifies everyday. You know how I know? I can personally attest to what Danny Griffin is saying here. I joined the Proctor coaching program back in 2005 and it literally changed my business life and i used the principles that Craig taught me (Danny as well) and used the SAME system and started a money management firm, mortgage company, insurance agency in addition to my real estate brokerage which is now doing 20+ real estate deals a month...in a down market!

I was just looking around Active Rain and had to jump in on this post. Everyone, Danny Griffin personally helped me sooo much. I just purchased the 3 day super seminar for $495 which includes the quantum leap system. I am guaranteed my money back if I dont believe in his system. But they was that works is you have to attend his seminar for the first full day and half of the second and then if you are convinced that this is not for you then you get a full refund. So in my eyes I think its a great idea to atleast give it a shot. Leads are key in this business. Searching the paperwork and using zip forms is easy, the hard part is finding those QUALITY leads. I will keep everybody posted as to how the seminar and system overall works for me.

It works, if you use it and follow the system.

How many times have you purchased something (like a DVD movie) and never even opened it up to watch it or opened it up but never played it?

You have to spend money to make money and if you are going to spend money on a system, shouldn't it be one of if not the most successful system out there?

A good friend of mine who worked with me in the Mortgage Loan business, left the Mortgage business in 2005 to pursue Real Estate. 

I ran into him three months ago, he has a floureshing REO business in the San Francisco Bay Area and he told me that he owes his success to the "Craig Proctor Coaching Program" he took about three years ago.

So much for this program not working in sophisticated area!

I just attended the weekend conference, and signed up for his program, it will work if you work it.

I recently attented a seminar for Bob Proctor.   He was at the seminar promoting his Bob Proctor Coaching Program.  I decided to join his coaching program and feel I had to write a review about my experience with it. 
I must say I was completely unsatisfied with his coaching program.   It was not what I thought it would be and it definitely was not worth the $7000 that it cost me. 
It was a coaching program that I feel was full of broken promises.  First off, they make the coaching program seem as if you will have direct contact and communication with Bob Proctor.   For $7000, I thought I would at least get to talk to the guy for a minute. 
The program is basically this:
1. Mastermind groups that are from people all over the county that you have once per week for an hour.  Nobody even supervises the calls.  Somebody on Bob Proctors team shows you how to do them and then you are on your own.  You are stuck on the phone once per week with complete strangers from all different walks of life who have all different occupations. 
2.  You are sent books and material to read throughout the year.  
3.  He has a few calls monthly that you can call in and listen in on.  Most of them are pre-recorded and you can't even ask him any questions even if it is/was a live call.  As soon as the call is over he hangs up. 
4.  The only contact you have with him are emails that he "supposedly" responds to.  If I was a betting man, I could almost guarantee that one of his staff members, either Barbara or Carol, are responding for him.  He is probably just sitting back laughing and counting his money. 
 To me, a coaching program should hold you accountable to stay on track.  On this program nobody cares about you at all.  They could care less.  They get their money upfront, then you are screwed when you realize it wasn't what you expected. 
I actually cannot believe that someone can get away with charging someone $7000 for this type of program.  I just hope somebody reads this review and saves their hard earned $7000.

Any "SYSTEM" works if you do.  How do you think those guys in Hawaii on late night TV sell millions of dollars of Buy A House for No Money Down have been doing it for years.  Many agents are now realizing that they have little to no training or systems in place as the market turns downward.  Craig, Walter, Brian, Mike, Danielle, Howard, Tom, Barbara, etc. all have something worth while if you use their systems, scripts, methods, etc.  My complaint is always with the "free seminar" bait and switch marketing of some of the trainers.  Come on gang who doesn't know that this is a sales pitch for goods or services?  Are we real estate people really that gullable? 

I too teach real estate workshops and I only charge $99.00 per 6 hour LIVE workshop.  I too give tools and techniques that if worked will make each and every attendee money.  I do not sell systems, tapes, or seminars.  I simply take a topic and interact with Real Estate Professionals to teach them how to make a living.  My message to you is to take any and all seminars, workshops, and webinars, that you can afford and put the others on your credit card as this is an ongoing learn something new each and every day business.

The SYSTEM works. You have to go to WORK so don't expect everyone to be happy with it.

Don't just buy the system or a few books. You have to have the Coaching (in my humble opinion) to make it work for you. Otherwise you wont likely understand how to make it work for you and what to do next.

Someone above mentioned BOB PROCTOR - hahaha.

They are not even related so don't mix the 2 up.

Like I said - It works - Some will make a lot of money this year from it. Your own worst enemy is you - what will YOU do this year to make a difference in your BUSINESS - anything?

Too many people are quick to jump on the poor guy (not financially - LOL) I just think its wrong - when I  have seen it work for lots of Agents. You have to follow the program and if its not working for you you need to talk to your coach and they will help you make it work!

I just sat thru the Distressed Sale Training University 1 hour Webinar.  That is a team of Bob Proctor, Brian Pellican, & their presenter. I only hope someone will waste their time for an hour each week like that did mine today. The speaker mentioned there are "over 400" Distressed Sale University Students "ALREADY IN THE PROGRAM".

Can someone tell me why these guys are still prospecting for more players for this progran? Sounds like another churn & burn program to me.

SOMEONE PLEASE WAKE ME WHEN IT STARTS RAINING BUYERS AGAIN !!

I ordered their program the day of the Seminar and requested a refund the VERY NEXT MORNING.  No one would respond to my calls and emails and it was very difficult to get anyone on the phone.  So I requested my assistant to get SOMEONE on the phone.  They said there are NO REFUNDS!  She reminded them of a 3 day recission period.  After many pleas and requests, they said that they would take the first of 3 payments and do nothing more.  I consider the way the do business, POOR BUSINESS!   UNLESS YOU ARE SURE THIS IS FOR YOU, DON'T GIVE THEM YOUR CREDIT CARD!

The system works!!! It's based on Scientific Advertising, NLP, Direct Response Advertising and pure sales copy.

What you' re buying is an ad library plus the websites, the web sites are non branded. They are pack with sales letter

that are perceived by the buyer or seller as a must have (create Fear). But in order for the prospect to access the

information they must enter their information (We call this an ethical bribe in marketing). It's the best felling in the

world to wake up and have leads ready to call.

 

The real genius (evil ad man) behind the curtain it a guy named Dan Kennedy, he basically took powerful head lines that

obligates reader to respond to his will. The result are plenty of leads to chose from.

 

I sent $24,000 USD back in 2006- 2007 for the program, best investment I ever made, the system guaranties me $100,000 every year.

Because no matter what; they always be new buyers and seller who will respond to this type of adds.

I have also used the system for other Businesses and the sales copy always work. Amazing!

 

I don't think the coaching program is worth it, but It allows you to attend the super conferences, that's where you'll find the real information.

I'm no longer affiliated with his program but I still use his websites. If i would have to start again, all I'll ask is one non-branded website,

an autoresponder and $500 for google ads.

This entire blog is an absolute on-again-off-again rave about good and bad with Proctor. It's real simple. His program DOES NOT work anymore. His "Head Coach" Danny Griffin got on here and posted a rediculous post naming all of these so called successful agents within the Proctor System. Virtually every single one of the names that he gave are PAID EMPLOYEES of the Proctor System and many of them don't even sell Real Estate anymore.

The Fact is that Craig Proctor quit selling real estate and moved to Sarasota Florida because his system quit working with the market changes. His "Platinum" coach Todd Walters quit selling real estate in Atlanta GA as well. You should see how bad the business crashed for him. If you know an agent in Atlanta, have them look it up. Willie Miranda is a coach for Proctor, Lester Cox is a coach for Proctor, Bryan Pellican is a coach for Proctor, Gil Szabo is a coach for Proctor, Joey Trombley is a coach for Proctor and Brian Moses was a coach for Proctor and he quit when he couldn't get the salary he wanted. My suggestion would be that you contact the agents that are in his program RIGHT NOW including the upper end Platinum Program and they will tell you that it is the same old stuff over and over for the past several years and the market has passed this system by. The top 3 guys were Craig Proctor, Todd Walters and Brian Moses. NONE OF THE THREE SELL REAL ESTATE ANYMORE.

Do yourself a favor and don't listen to ANYTHING on these blogs. Call the agents that are still involved and find out the truth. I think you may be surprised. Many of the agents are comped in because they didn't want to pay for it anymore. We all get mad when we have to pay the big bucks to sit in these sessions and the coaches invite people in for free to "try it out". That's why I quit paying. And of course I was invited back to the next one for free to "try it out" and listen to the pitch. The top guys gave up on real estate. Face the facts.

Wow - I love it when people talk in absolutes. "It does not work anymore".  About the only thing in the above naysayer's post that is good advice is to talk to those actively involved in Craig Proctor's Coaching Programs now. I would be one such fellow.

And since my name is mentioned above - in a negative light - I thought I would weigh in with a rather lengthy detailed response.  I have never heard of this forum, and normally don't pay much mind to negatives, but the link to this forum along with mention of misinformation about me personally, caused me to check it out.  All reading this need to know that I believe I am by far the biggest fan of Craig Proctor.  I will open this response to the last post by acknowledging that fact. I know the man, CP, intimately, was personally coached by him for more than a decade - talk to him most every week and the relationship, what I have gained from it, was/is a personal life game changer for me.  And I believe it can be for others as well.  Have personally witnessed hundreds of agents lives, incomes and fortunes changed for the better since my involvement with Craig Proctor in 1994.

First to the above blogger - for every one naysayer to CP's QL System, I can find many more that say the opposite.  I personally have dozens and dozens of success stories, similar to my own, on how much of a game changer the systems, strategies and marketing learned were and are.  For anyone wanting a detailed contact list along with the written testimonials of any of these agents, feel free to call me personally.  My cell phone number is 770-355-8010, or email me and I'll send it over.

As to some of the misinfo above; my story is well documented over the last 20+ years.  The above respondent got it partially right and mostly wrong as to my personal experience and sales record.  Since it's a very interesting case study and one hundreds of agents have researched, talked about, including industry authors - I will summarize it here for anyone reading or scanning this forum looking for validated information on Craig Proctor. 

I fist met CP in 1994 - because I was looking for some one or something that could help me make $1 Million a year selling real estate. I was around $250k in gross income at that time as a RE/MAX agent in Georgia.  After looking around - he was one of 3 agents in North America exceeding $1 Mil a year in income selling real estate and he was willing to give me all he had to help me do the same - for a relatively small investment.  10 years after that initial meeting, personal coaching with CP and nose to the grind stone implementation, I had made over $20 Million in commissions.  ALL well documented and out there for anyone to see.  I was with RE/MAX for 15 years.

CP helped me accomplish every one of my goals and those goals would change as I grew older and wiser.  First goal was to reach $1 Million in income - did that within two years of initial meeting. Next goal was to become the #1 RE/MAX Agent in GA (admittedly self serving, but I was young and egocentric) - did that and was also named top 10 for RE/MAX World wide, also named top 20 among all U.S. agents (see NAR top 100 Agent list from 2002).  Next goal was to stop doing day to day sales and build a true real estate business using the systems taught to me by CP.  I successfully did that, leaving RE/MAX in 04, starting my own independent real estate company with taxable income at $2.4 Million the very first year in existence.  I continued to see seven figure incomes every year and personally was not on any appointments (again, learned from Craig Proctor).  That is well documented as evidenced by my personal sales production in MLS going to virtually zero, but tax returns to the IRS for my newly established independent real estate team well into the seven figures.  Thank you Craig Proctor. 

The guy above is trying to say that my sales eventually fell way off and he's using that as leverage to disparage Craig Proctor, his system, and of course it calls me down by name.  This is in very poor taste and dishonest because he chooses to take it out of context (could be he does not know the truth, if so all is forgiven). 

He failed to mention that maybe my goal was to stop personally selling homes and learn to leverage that into a real business that worked without me being the #1 sales guy on the team; to stop personally selling and build a real business.  That may not be every agents goal and I acknowledge that - but it was mine (incidentally the agents I coach and work with - that is their stated goal, so it's a good fit).  

From 1990 to 2004, I had been a selling machine with the help of Craig Proctor - a very successful selling machine, but wanted and was ready for something different.  In 2006, after getting my own independent real estate business up and profitable, my goal changed again to one of selling my business - to build a sellable real estate business using CP's Systems.  So I quietly found a capable business partner, changed the company name, then two years later - she bought the business from me.  

100% of my career goals accomplished as a direct result of Craig Proctor and my taking action on what was learned/given to me by him.  So $25 Million in commissions earned, over $1 Billion in sales - going from agent, to team leader, to business owner to selling a million dollar a year plus business - all goals and all goals accomplished thanks in no small part to the man who some above are disparaging.

The only unfortunate thing in this long awesome run I have been blessed with is that after selling my business to the business partner a couple years ago, most of the systems, marketing and tools that had made me over $25 Million in commissions, over 5,000 transactions, $1Billion in real estate sold were undone and replaced by the new owner. I am sure thinking that their way could be better, put her own stamp on it, etc.  I am saddened by that, but that is out of my control and I have no say in the matter. I think that business has since went down in income so to me this is evidence that CP's systems work better than traditional real estate grunt prospecting or anything else out there available to agents.  Bottom line is - all of my goals were accomplished as a direct result of devoutly following Craig Proctors System.  And I believe yours can be too. 

In 2003 CP asked me to help him organize, start up and head up his Platinum Coaching Program. Since that time we have had over 280 agents and brokers eagerly and willingly pay an average of $20,000 each a year to join it, and go through the program. Some from the first year - 7 years ago - are still in the program today.  A real testament to the benefits gained.  Out of the current just under 150 members, we have a documented 39 that make $700,000 to $5 Million a year selling real estate.  If you were at the last conference you would have seen us openly recognize these members in front of all who were there.  To receive the award they must present us with a letter from their accountant or broker stating the income as true and accurate.

To the last blogger above trying to paint a negative picture of CP no longer selling real estate and moving part time to FL, or me no longer selling real estate is some how a bad thing -  I confess that I don't get that one.  I would think that to be a massive benefit, since that is the goal of just about everyone reading this right now - to someday be able to retire from selling real estate a very wealthy individual, pursue other goals in life.  Since selling my real estate company, I am now able to spend hours a week one on one on the phone helping determined agents wanting a real, real estate business.  I could not do that before.  I am now free to travel and personally go meet with Platinum Members, spend a day with them, looking into their business and marketing and consulting them on improving or optimizing their systems for greater profit - I could not do that before.  I now have time to get smarter and wiser by learning marketing as never before and taking that directly to CP members. Could not do that before.  The above statement saying that 'not out selling real estate today' (when that is most agents goals in our programs they want to accomplish; owning a business rather than out on appointments each day) makes CP or myself irrelevant or out of touch is like saying Coach Mike Smith for the Atlanta Falcons is not qualified to be the head coach since he is not playing football or a foot ball player.  A ludicrous statement. Falcons are two wins away from the Super Bowl. 

CP sold real estate for over 20 years, arguably the most successful Realtor in history, top 10 for RE/MAX 15 consecutive years, so good at systems and marketing, was able to package and deliver his success to agents in the form of Conferences, coaching programs, products and even free training.   No one on this forum will ever be able to lay claim to any of that and therefore dismissing him or his systems as "does not work" is foolish and I maintain those that do will remain despondent and most likely poor in wealth and in spirit.  I am guessing that all here would love to be able to accomplish the feat CP has accomplished - amassing millions of dollars in wealth selling real estate, then being able to live where you want when you want and help who you want, when you want to.   Success leaves clues my friends; we would be wise to follow them.

I personally know first hand that CP works with many industry insiders and outsiders to further deliver relevant systems and coaching to agents in today's market.  If you will attend an upcoming super conference you will experience that first hand. The last conference had 14 top asset managers and REO outsourcers attend and speak during the Distress Sale Bonus Days.  Most in attendance did not pay to attend as it was included with no extra charge in their coaching memberships.   So if anyone here can show me another sales trainer at CP's level working hard to deliver that kind of value in today's market, I am open to listening and learning.  

Incidentally CP was back in his Canada offices during the month of Nov and Dec. working on his coaching and seminar businesses.  NOT laying on the beach in Sarasota as the above person alludes to.  I know this because he called me several times, had several team meetings with his staff and is now diligently planning the upcoming May Super Conference.  He has tremendous work ethic devoting more time than ever at helping agents become successful.

The statement of having to comp people into programs is preposterous, I have access to the billing system and will attest to that statement as an absolute lie or falsehood whatever you want to call it. Only those working for Craig Proctor in some capacity are obviously comped.  This is not a free coaching program, nothing with extreme value is and what is necessary to help agents excel can not be delivered with out a fair exchange of valuable consideration.     

One last point before I sign off;  I am amazed at how many agents will pay $1,295 for a system or seminar - less than half way try some of the stuff, then turn around and say it does not work.  How many of you think you can invest $1,000 and get hundreds of thousands back with out serious application and ongoing training and in the loop coaching? What professional athlete or business man would go see an expert one time, have one lesson - then leave thinking their whole game or business is now going to be the best there is?   There are no get rich quick anything's.  But there are road maps of success and success systems available in most industries and in athletics.  In essence a Blue Print made better by the architect coaching you along the way.  

There you have it.  My first post to a forum like this and most likely my last.  I hope the above info helps anyone interested in Craig Proctor's coaching or systems make a good decision as to the reliability.  Feel free to call me or zip me an email if you need any further information.  I am happy to share and help anyone asking, those who don't ask or give it a fair shot forfeit their right to legitimately complain or throw rocks.

Hello everybody I could only speak for myself and for what i got out of this whole thing with craig proctor i think the man is a wiz.. I learned so much with his system that the amount of money i spent was well worth the knowledge1,295.00 was not enough money to learn everything he was able to teach me with his system some of you might not like to do the coaching or the calling with all of the information he gives you you can pretty much select something your comfortable with and use that as your niche eventually you will make progress at yourown pacebut the trick is to over look the price and focust on how your going to make this work for you untill you get back the money you invested in your own carrer than you can say that rest is history because you will deffinately make your money back and thenthe sky will be your limit. I know that i have made over 400k just using the pedro soto home selling system. 2006.

There are okay systems out there... but when you're paying that much, you expect fantastic results, not just okay results.  I personally experienced a lot of good (not great) coaching companies out there but one that really delivers and launches your business faster and higher than you can imagine is Success by Seuss.  They are word of mouth only and the owner is a no BS kind of guy who is WAY more than a coach.  He basically becomes your business partner and works together with you on setting up everything you need to succeed.  Unlike these other coaches who don't even sell real estate, Seuss (owner) is currently selling tons of homes and is one of the top agents in the country.  That was what encouraged me to use his company over the others and I am SO glad I did!  Anyways, I've been to all the others and have personally experienced what they offer ( or don't offer) so feel free to pick my brain if needed!

Somesone from my office was with Craig Proctor/ Todd Walter Platium.  $1,495.00 a month.  After few months and not getting business from the coaching.  They told him to buy leads from the coach.  And their coaches also has weekly calls to sell coaching members more tools.  It looks like Craig Proctor reel the people in and the coaches will try to sell the members everything under the sun to make money from the members.  Craig Proctor is a great markerter.

You have to ask yourself what is your niche, whether it's FSBO's, Expireds, door knocking or any other proactive lead generating that you commit yourself too.  All too often  we allow ourselves  to be sold on an idea or principal  when looked at in great depth is just another system.    A system  like any other needs you to be consistant. 

 

You also have to ask yourself  what is the benefit  of going to a conference or attending a coaching call from one of the power five . Craig Proctor, Brian Buffini, Tom Hopkins..... so on.  Call me cheap but i don't need to spent thousands of dollars  to be told that  I need systems in place and I need to be consistant with those systems.  Other then to put millions of dollars into those host pockets.  On average each charges 300 per seminar and then so much  for their system  1500 then the follow up coaching which is about 100 per month.  It's a no wonder that those guys fly around in Private jets.

 

There are no secrets, no magic pills  and no amount of money that will guarantee your success.  There is no amount of money  that will give you free leads. There is only you and embracing a system that works for you and you have to be consistant.   No fancy gizmos, just you.

 

Not all systems work well for all people.  However for those I read that used this system and went from 4 transactions ( which is the average per year for realtors NAR stat) to 40 to 50 it's because they found a system that they believed in and worked it  constantly and consistantly.  BY the way most average realtors who consistantly do nearly nothing...end up with 4 transactions per year.  When asked what have you done today for your business most will aways come up with why   they didnt work their business. 

 

what have you done for your business today??  

 

Joe Nito once said talking to Brian Buffini after Brian told him he settle six transactions  in one day.  " Great, six transactions ..... What did you do to  prospect today"?  even Brian was caught with no answer.

 

find your niche, work it consistantly and you will find success and it doesnt require you to spend thousands of dollars on seminars and coaching

I went through the full coaching program then followed into Mastery. I worked hard but never saw my deal flow increase. i kept working thinking that at some point it would all come together and I would start seeing more business. But it never happened. Then I had a personal disaster and had to step back from my business. After a month not participating at all I managed to call in and got a two month break from the system. After the two months was up I got charged for two more months for Mastery even though I wasn't using the system at all. I called to cancel and was told I would have to pay for another month even though I had already paid for three months without using the system. They insisted I pay them even though I didn't have the money. The Craig Proctor system is expensive and only works for a handful of people. Danny Griffin holds it all together and keeps people in with his hard work and enthusiasm. If you do decide to sign up, READ your contract carefully because they will get every penny from you no matter what your circumstances may be. Be prepared to spend money with no return on your investment. Craig is a master at getting Realtors to sign up for coaching.

The feedback is amazing. I paid for the craig proctor program and superconfernce. It was so much information to take in. I was unable to put the system into motion as it was quite expensive. I am looking to try again and was wondering if anyone has any feedback on reducing some of the cost. Is it possible to just start with one website and one hotline(less branded), or is it a must to have both?

I can't believe that this blog keeps going and going- well I am here with some questions too.

Yesterday I attended the 3hr free seminar I signed up for the 3 day seminar which costs $495..

Went home and checked their website and found that they have a 3 coaching levels

My question, if some one knows,... is how  much is it for each level? Also if someone knows what do you receive for the $495.  they told me I would receive all the material in the seminar but that is a non answer. I would appreciate it if anyone has any info on this program

I had to cancel my credit card to stop the Craig Proctor rip-off.  They sent me a few threating letters but nothing else.  I suggest to anyone thinking about joining Craig Proctor DON'T DO IT.  Its very expensive and you can do almost all of this stuff by your self.  The money you would spend with Craig you should spend on mailings and advertising.  Blogs are better then websites and the phone is the best.  Good luck to you

I used CP system between 2001 and 2004, and it worked well.  My numbers increased over the years.  In 2004, I started my own business, a franchise.  Unfortunately, I stopped using the system, and three years later, I wished I hadn't.  The real estate market started to tank, and I hadn't fully developed my new company.

I ended up having to close the business.  I believe to this day, If I had kept with the system, I would still be in real estate.

Don't do it. It is a waste of money. Craig is a master and thousands of people have signed up for coaching. Only a handful make money and most of them probably would do well on their own.

I used the system from about 2004 to 2008. I only used a small portion of what was taught and had good success getting leads. I did have a low conversion rate of getting the leads to close.  I used such a small portion of the system because of trial and error.

The technique that worked for me was advertisment that looked like an editorial then refered them to 800 number for a free report or website. One closing pays for the program well worth the cost. This system does cost money to run but the return is well above anything else I found.

After the initial $1500.00 I spent about $200 a month on the website and 800 numbers and coaching. I spent about $1000 with the ads in multiple media outlets. I averaged about 20 new leads a week. I closed a min of 3 leads a month and averaged 5 closings a month. It took me about 6 months to get everything working to get these numbers.

Hope this helps what it takes to make the system work.

I recently signed up for the May conference in Anaheim.  I attended the free 3 hour workshop and the presenter, James, did a great job.  He said we had a day to check our schedules, talk it over with our spouse etc. to decide if we wanted to cancel or not.  There was presure to sign up on the spot to save $300 dollars.  I emailed the next day within 24 hours to request a cancellation.  After several exchanged emails with Joceyln I was basically told I had to cancel that same day and it was NOT a day to think about it, but just the rest of that afternoon.

She also told me that as a Realtor I should know better than to sign a contract without reading the fine print.  And she said once they process the payment they can't reverse it.  When I asked about the 90 day guarantee she said there wasn't one, it was for the website.

I told her flat out that if this wasn't handled properly I would be posting this experience under the reviews.  The response was pretty much I screwed up by not cancelling the same day and tough shit.  She never asked why I wanted to cancel in the first place.

This put such a bad taste in my mouth against the whole system.  I did notice on the back page of my contract that I have up until noon on the 2nd day to return everything for a full refund.  I will be watching my clock to be sure I don't make it 12:01!  But now I have to book a hotel and spend more money to get a refund.  And they will have a lot of negative feedback from me about the whole experience.

I really wish I would have checked out the reviews before the free seminar and not after!  I never would have signed up in the first place.

I was at a half day promo for the May 2012 conference. I agree, James did a GREAT job of stimulating interest (which is why I am here today!) AND they did a great job promoting the half-day which overcame my reluctance to deal with Craig Proctor.

I had several concerns nagging at me.

Firstly, there is the obvious one  (mentioned by a previous poster) about how YOU won't need to discount commissions anymore  but if you sign up RIGHT NOW we will discount $300....???

Secondly, there was the continuous offering of "insights" that were designed to have you nod YES (and get in the habit of nodding YES). Stuff like  "Have you ever worked with a client who is a pain, but you didn't flush them because you didn't have others lining up to work with you?"  This sets my nerves on edge because it is so much like the AMWAY people asking "Could you find a use for an extra $1000 per month?" (Duh. I guess I'll need to think about that. I'll get back to you.)

Thirdly, and I want to be very cautious here. I have not met CP and would not slander him for anything, especially if some people find value in his program. Awhile back I listened in on a conference call and heard somebody ask about guaranteeing to buy homes they could not sell. Their concern was "I cannot possibly afford to be buying property I have already found it difficult to sell". Unless I mis-heard the answer it was along the lines of: The purpose of putting that offer in the ad is to get them to call you before they call other Realtors. Once the phone rings, that promise has served its purpose. You can put any conditions on the home-purchase plan that you wish. To me this is too close to bait-and-switch, making an offer, to get an advantage in the market, that you have designed a way to weasel out of by imposing onerous conditions. If I am unfair to the guy in seeing it this way I will accept a just rebuke and offer my apologies in advance..

Finally, and this one is a niggle since I knew it was a marketing presentation. I do not like being teased. The part where they say there are 10 important usp's in the listing presentation (that you cannot get without parting with $497) and here is ONE of them.... bugged me a bit. Perhaps I am too cynical, but I  have been burned too many times with "magic words" and "secret 20 point strategies" etc etc

This system is like buying a McDonalds franchise...it has everything you need to be successful all you need to do is FOLLOW THE DIRECTIONS!!! Its that simple. We as agents tend to over complicate this process. The Proctor system and quite frankly Craig Proctor himself will help you change your life for the better ONLY if you make the effort. As one of the other bloggers mentioned  "the coaches dont sell Real Estate any longer" is completely False. Thats one of the best parts about this system, they all have real world experience that is relevent to any market place. This program has completely changed my way of doing business, because of the Proctor system, i am a better agent, broker and friend to all of my clients. There is absolutely NO bait and switch with this marketing. Its all about WIIFM and NOT about whats in it for the agent. Stop thinking about how to market yourself and start thinking about how to market for Buyers and Sellers. This is the ONBLY way you will make any kind of real money in this business. I sperak from experience working this program for the last 31/2 years and I have gone from $12 Million is sales in 2008 to over $60 Million in 2011 and well on our way to $75 Million for 2012...All i can say is I wasnt the smartest kid in school but i was smart enough to sit next to him...

 

This system wont work if you dont try but if you try, listen and do what your coach tells you to, it almost Dummy proof.

I went to the Super Conference and spoke to Craig face to face. I love it that he doesn't have a lot of people hovered around him during the breaks. This only confirms that he doesn't have the egos so many of the other trainers have. I came away buying the whole kit and kaboodle. I'm giving it a year and working on one thing at a time. It's the first conference I've been to that I felt I got more than what I was expecting!

Craig Proctor's system makes a lot of sense and is based on solid ideas of direct marketing. The extra expense of coaching is not mandatory so you can get started on a limited budget. For me, I am going to give it my all and everything because having prospects raise their hand and call you instead of the miserable alternatives of door knocking and calling FSBO's and expireds out of the blue is certainly attractive. It's just a more sophisticated way of generating business. There's nothing dishonest about it. It's based on marketing principles of Dan kennedy and others. this stuff works.

I think you need a system an automation. You need a coach that is successfully doing the work today, with their hands  in it on a daily basis. Genereating leads, is not hard. Converting leads to prospects can be time consuming if you do not automate your business. Essentially, you need a system like infusionsoft, to really kick your business up, and let them coach you through the setup process. Of course, once setup and automated, the next step is to follow up with every single lead!

I believe that the best systems are the ones that we created ourselves.  I'm reading about people spending huge amounts of money for coaching and lead generation.  My advise is to set some realistic goals and partner with someone from your office to hold yourself accountable.  Take the money that you saved on coaching and spend it on some advertizing and other marketing. REALTOR.com, Top Producer, Zillow and Trulia all have great lead generating programs for a fraction of what Mr Proctor is charging.  Like Tom Ferry on facebook and you will get some free coaching.  Remember a system is only going to work if it is implemented.  Now roll up your sleeves and get prospecting!

I attended the Craig Proctor half day seminar; there was a lot of information to take in, great ideas.  I was impressed so I signed up for the superconference, afterall, they guaranteed that if you didn't like the first day and a half, you would be refunded the entire amount plus airfare. 

Onto the superconference I went.  The first day and a half was very informative, keep in mind these are 13 hour days over a period of 3 days (day 3 ended at 2pm.)  It seemed like after the day and a half (after the guarantee period) most of the good information went out the window and turned into a coaching program testimonial and sales seminar.  They even bribed everyone to stay with the chance to win an Ipad at the end of the day.   There was probably about 400 people in the room, and about 1/2 of the room purchased the coaching program, which was $995 a month.  I was not one of them.  Those that did not purchase the coaching system were offered a deal on the next seminar. 

Overall, I felt the super conference was worth attending, many new ideas to help my business.  You can definitely find cheaper vendors for your websites and such, but it seems like they are plug and play, little to no setup.  You can implement many of these systems yourself, but if you are the type that need a kick in the butt and need accountability, than the coaching system may be beneficial.

Wide range of opinions on the Craig Proctor system.   I purchased the Home study course and then went to the 3 day course several year ago.   I did not impliment the whole system.  But I did use the VIP Buyer presentation and a modified version of the VIP Buyer.  That piece along has been worth Thousands and thousand to me.  If not Craig Proctor, Who would you suggest getting information from?

Ron and I signed up for the Craig Proctor System and we are thrilled.  It is a complete business plan which includes Coaching, Scripts, websites both branded and unbranded and a step by step training program with guidelines.  It is expensive, however it has proved itself to work in any market.  We are happy with the program.

I just attended my 34th conference with Craig Proctor in Anaheim California and every conference I walk away with new and up to date ideas to keep growing my business. This program is designed to generate tons of leads and also teaches you how to convert them to sales. Over the years I have seen so many agents join this coaching plan and have seen their lives change for the better. The ones that quit the program or see no value are the same ones that didn't follow the system. It wasn't the system that didn't work, it was that the agent didn't work the system. This year, my team and I plan on selling 500 homes for over 3 million dollars in commissions. Life is good!! Thank you Craig Proctor!

I went to a 3 hour seminar yesterday and got some good information out of it but I'm a techie so I know how to crack a lot of what they're offering in the 3 Day.

Last summer I did Keller Williams BOLD seminar and felt like I overpaid. The info was good but not great. Perhaps the trainer was not the best.

I've read good and bad about the Proctor seminar but enough negative to turn me off. Like the 3-Day is an infomercial for the Coaching program which costs thousands. As far as the price we were offered a deal for only that day of $495 for the 3 Day so if the $1495 is for 3 days she should demand the lower price or stay away.

Bottom line is if you need someone outside yourself to get motivated perhaps real estate is not for you.

I bought the year subscription to the Craig Proctor System. You get a Website that actually provides leads, an automated hotline, a Real Estate Stats site that is really awesome, hands on training, motivation, several training classes available every week, scripts to help convert leads, and so much more. I started 2 months ago,.. just listed a $399k listing, working with 5 great buyers, that were a direct response to the CP system. I had been stuck at a $100,000 - $110,000 GCI and had reached a plateau. My only option was to work more hours, which was hard because I was already working 60+ hours a week. They teach how to build a team and quit being the worker bee, and become a businessman instead. It's not cheap,.. but procured a $300k buyer and close next week, so I'm ahead of the game for the next 10 months. Worth Every Penny!!!

I attended the 3 day conference in Orlando this summer which I had to pay $495. It was an informative teaser leading to 'buy into this system', which I did at an additional cost of $8,500. (One year of coaching and use of the system paid in advance) I have been following the system and the ads are not generating leads as was expected. I recently went to a 2 day session/Platinum Member course in Orlando. It ended with a pitch to invest ANOTHER $8,000-9,000 to become a platinum member! Only THEN would I have access to things that were implied I'd get with the first $8,500. We also learned that after paying the additional 8-9 grand, we would have the opportunity to use an exclusive 'system' to run our business for only $1500/month! It appears there is no end to gimme gimme gimme more money. I regret putting the initial $495 + $8,500 on a credit card. I feel completely mislead. RUN! AWAY!

It amazes me at just how many entities there are online who are guru experts and do seem to give a little or enough vague but awesome sounding information that typically seems to end up turning into yet another WEBINAR. Oh, the whole webinar is designed to get you to part with a very large sum of money. Strange but interesting.

I just paid $6.50 for a 36 page book from Greg Luther and he GIVES a free gift of a WEBINAR HAHAHA that does guess what? Want me to pay over $1000 to buy an amazing coaching program.

Call me cynical but this is ALL BS

Worst of the  worst conference I've attended in my  19 years in real estate. I attended the 3-day Conference in LA (April 2022) and it was a huge disappointment. I brought two  of my team members so they could learn more about marking but there was no real content for the entire 3-day conference. They spent 99% of the time pitching their coaching and broker's franchise. Big waste of my time and  money. DO NOT attend any of their conferences unless you want to sign up for their $995 a month coaching.
