Madison July Real Estate Summary and Current Market Conditions

Here are the Madison statistics for the month of July as of today August 11, 2007. I am very excited to report that there were 102 homes sold and closed in Madison City during July!!! This is a very slight decrease from the 111 Madison homes that were sold in June. There are also currently 66 homes under contract and pending sale. There are some parts of the country that are really experiencing sluggish market conditions right now but Madison has kept a steady pace.
The average number of days on the market for the Madison area is currently 74 days. The average price of sold homes in Madison for June was $262,524 and this month last year, the average selling price of Madison homes was $257,359. The median sale price for the month of July was $225,900.
